I love golf. It's one of the few places I go to think, to compete, to breathe.

So when I saw the new Good Good Callaway Golf ad, I wasn't looking at swing speed. I was watching a man shove a woman to the ground because she reached for his club.

That's not a marketing misstep. That's what it looks like when someone values an object over a person, on camera, in an ad they chose to publish.

And while there might be an apology, there is no real accountability yet.

If you're a brand, you don't get to sell a product and ignore what you put on screen to sell it. The reality is, silence is a choice too.

There's a moment on every listing walkthrough where the seller stops talking about square footage and starts telling me why they added the reading nook, or why they never wanted to leave the backyard. That's my favorite part.

I didn't get into real estate for the transactions. I got into it because I love being in someone's corner. Hearing what a house actually means to them, then figuring out how to get them where they're going next.

That's the job, at the end of the day. Making their dreams happen and protecting them while we do it.

Most sellers think the mistake happens once the house is live. It doesn't.

It happens in the pricing conversation, weeks before anyone ever sees a listing photo. Get that number wrong and no amount of staging or photography is going to save you later.

I get it. You love your home, and you should. But buyers at this level are sophisticated with their money. They know the comps too.

Price it right before you list. That's the whole ballgame.

When your home is on the market, the not-knowing is the hardest part. Did they like it? What were people actually thinking as they walked through?

Most agents wait on a text auto-responder to tell them. I pick up the phone and ask. Every showing, every time.

A real conversation tells me what a form never will. If it felt dark. If it felt cramped. I'd rather hear it in someone's voice than guess, because that's how we adjust while you still have room to.

Not everything needs fixing before you list. Some of it does.

I'd fix the paint if it's dated, the lighting if rooms feel dark, and anything broken that a buyer will notice on a walkthrough. Small stuff, but it's the first thing an eye catches.

What I wouldn't touch: your layout, your finishes, the bones of the house. Buyers at this level aren't looking for a blank slate. They're looking for a home that's already got character, and ripping that out to chase a trend usually costs you more than it earns back.

Fix what's actually holding you back. Leave the rest alone.

You want to believe your agent can outwork the market. Better photos, better staging, more showings. I get it. I'd want that too

None of that changes what a buyer will pay for your house. The number does.

I'll tell you the truth about your price, even when it's not what you want to hear. I'd rather you hear it from me than watch your house sit while buyers wonder what's wrong with it. The only thing wrong is the price.
