The single most important thing a seller can get right is the price.

This Capitol Hill listing came on at $3.1 million banking entirely on the location. Walk inside and you find finishes built for one very specific buyer. Raw-wood floors. A bed hanging from the ceiling. A hot tub deck pointed straight at the neighbors.

When you price for the broadest buyer pool, you need to appeal to one. This won't.

Nobody cares what you paid for the house.

A "private network" sounds prestigious until you do the math.

The single best way to get top dollar for your home is to expose it to as many qualified buyers as possible. A private listing does the opposite. So when an agent pitches you on selling off-market, ask whose interests are actually being served.

Senate Bill 691 just answered that question for them.

If a real estate agent missed the mark 80% of the time, they'd be out of business. A circus animal could do better.

If I told a seller "I'll get your price right one out of five times," I wouldn't have a job.

So why is anyone still pricing their home off a Zestimate?

According to Zillow's own published accuracy data, the Zestimate only lands within 99% of the actual sale price 20% of the time.

That's not a pricing strategy. That's a guess.
