Sometimes, one visit is all it takes to change your life. ❤️

I'd only visited Seattle once before deciding to move here. Sometimes you just know a place is going to be part of your story.

I don't think I ever imagined back then that I'd still be here all these years later. But the funny thing is, the very same things that drew me to Seattle are the things that keep me here.

I still love looking out over the waterfront, wandering the historic brick streets of Pioneer Square, catching a Mariners game, discovering live music, and admiring the city's beautiful Art Deco architecture.

There's something about Seattle. The mix of history, character, culture, water, mountains, and neighborhoods that each have their own personality. Even after all these years, I still find new reasons to fall in love with this city.

What started as a move became home. And I'm so glad it did. ❤️

In this new buyer's market, you can often negotiate a lower price or seller credit in your offer.

The best choice depends on what you need most: a lower payment now, less cash due at closing, or a lower price that keeps helping later. Ask your lender see all three on the same home, side by side. I usually opt for a lower price because I don't hold my properties for too long so seller credits or rate buydowns don't always pencil.

Across Seattle and the Eastside, I compare monthly payment, cash to close, and how long you expect to keep the loan before you decide which options is best suited for you.

I sell a lot of traditional residential homes—but did you know I also sell Adult Family Homes? I'm one of the few agents in the state that knows how to sell this type of property. It’s a niche that ties together my old nursing days with my current real estate career.

AFH transactions are different from a typical home sale because we’re not just selling the real estate—we’re also navigating the transfer of the business. And closing day isn’t necessarily the finish line. The buyer and seller may need to work together for months afterward while the new owner completes the state licensing process and transfer.

For this sale, I’m the middle person coordinating between:

Multiple sellers, two buyers, the lender, state licensing, an AFH consultant, and the resident families. There are a LOT of moving pieces—and getting the house sold is only one of them.

It takes communication, patience, problem-solving, and an understanding of both the real estate and AFH sides of the transaction.

📈 Listings are UP
📉 Closings are DOWN

More homes are hitting the market, while buyer activity remains slower. That means more choices for buyers and more competition for sellers.

For sellers, pricing and presentation matter more than ever. For buyers, there may be more room to negotiate.

This isn’t necessarily a “bad” market—it’s a more balanced market. Homes that are well-priced, well-presented, and properly marketed can still attract strong buyers.

The takeaway: Buyers have more opportunity. Sellers need a strategy.

A new seller was reviewing our contract this week and said:

“I don’t want any form of dual agency.” I love this!

What does that mean? He wants his agent representing HIS interests.

A dual agent represents both the buyer and the seller in the same transaction. And while dual agency can work in certain situations—like a straightforward sale between friends, family, or neighbors—it can also get complicated.

Why? Because buyers and sellers have different goals.

The seller wants the best possible price and terms.
The buyer wants the best possible price and terms for them.

When one agent is working with both sides, there are limits on what that agent can disclose and how they can advocate for either party because they owe duties to both.

And for sellers, that can matter financially. Your goal shouldn't just be to get the home sold—it should be to get the best possible outcome. If your agent is also representing the buyer, you have to ask: Are you getting the strongest price and terms the market would support? Were all interested buyers given a fair opportunity to compete? Could money be getting left on the table? Dual agency can create real risks.

That’s why I generally prefer single-party representation. I want my client to know exactly whose corner I’m in.

Sometimes dual agency works perfectly fine. But when you’re selling one of your biggest assets, make sure you understand exactly what you’re agreeing to and who represents YOUR interests. 🏡
