Starting September 4th, "First Look" status on listings will be official in Washington State!

First Look status gives sellers more flexibility in how they prepare and introduce their homes to market.

Here is what it means for sellers:
- Soft Launch; test pricing, gather feedback, and make small adjustments
- Time; final touch-ups, staging, landscaping, photos, get early interest without on market time
- Visibility to all 30,000+ NWMLS brokers and seller decides how aggressive they want to market or to Zillow, Redfin, etc
- Buyers still get full visibility. Because every "First Look" listing is entered into NWMLS, buyers working with an agent still see these homes
- Transparent; Washington requires public and broker access but no penalties for 21 days prior to active status or "days on the market."
*Optional; showings or to sellers who want the traditional path can still list straight to active.

🏙️ Iconic Seattle — Playing Tourist in My Own City! ☕️

When I moved to Seattle in 2005, I lived downtown and loved exploring the city. Last week, Luke and I hopped on the light rail and spent the day revisiting a few Seattle classics. ❤️ I think my favorite is the Space Needle Glass bottom! I love being able to see the city from all vantage points.

It was such a fun reminder of how much there is to see and do right in our own backyard.

A slow first week can make any seller want to cut the price. But week one usually gives us more to read than that.

Before I change price, I look at showing volume, repeated buyer feedback, online response, and which nearby homes buyers chose instead.

In Seattle and across the Eastside, those first 7 days usually tell me whether the next move is price, presentation, timing, or competition.

As someone who likes data, I use a lot of metrics to decide how to proceed. I want to look at the data calmly before making a change so I do not make a rash decision. Calm, calculated, creative.

⭐ Want my Superhost secrets?

I started running an Airbnb in Issaquah, WA two years ago and have now hosted over 100 guests. Running an Airbnb or short-term rental can be incredibly rewarding — but it definitely comes with its challenges! Real estate isn’t just where you live. It’s what you can do with it.

From buying and selling to hosting and investing, I love every side of real estate. 🏡✨

Along the way, I’ve learned a lot about what makes a great Airbnb — from choosing the right property and setting it up, to managing guests, earning great reviews and creating a stay people want to come back to. As of September, airbnb hosts will be responsible for the bulk of the service fees, which is great for the guest, but awful for the host. I'm in the process of creating a direct booking site, which I think will circumvent some of this.

Love the unit but not sure what the condo paperwork might change?

Before you write, read the resale certificate for the costs and rules that do not show up in the listing. I look first at reserves, possible special assessments, insurance coverage, rental limits, and major building work.

In Seattle and on the Eastside, those details can change financing, flexibility, and your real monthly cost.
