🔑 It Starts With a Dream. ✨

A vision of what’s possible. A place to call home. A future waiting to be built.

For these clients, the journey had some twists and turns. We found the perfect home and submitted an offer, only to learn it wasn't accepted. As expected, there was disappointment.

The market has shifted — and buyers who negotiate well are winning right now. 👏

In my past 5 buyer transactions alone, I negotiated over $1,067,000 OFF list prices for my clients.

A few recent examples:

🏡 Listed at $1,700,000 → sold for $1,260,000 and negotiated a crawlspace re-do
🏡 Listed at $1,370,000 → listing canceled, then approached the agent and purchased off-market for $1,125,000
🏡 Listed at $1,439,000 → sold for $1,160,000 plus a complete house repaint negotiated into the deal

Here’s what I’m seeing in today’s market:

➡️ If you’re both buying and selling, it can be a bit of a wash. You may not get peak pricing on your sale, but you’re also likely getting significantly better value on your purchase.

➡️ If you’re on the fence about buying, this might be a good time to jump in. Buyers have more negotiating power, more options, and more leverage than we’ve seen in years.

➡️ If you’re thinking of selling, it depends. If your home is updated, well-presented, and in a desirable location, there are still strong opportunities. But buyers are picky right now. If the home is more dated or the location is more challenging, it may make sense to hold and wait for a stronger market.

Not every sale starts photo-ready.

After the tenant moved out, the home wasn't in great cosmetic condition. We had to refresh the home and come up with a strategy for hitting the market. We brought in an amazing stager, replaced some glass, coordinated repairs with licensed contractor, re-shot the photography (because yes… photography matters THAT much), and completely changed how the home showed online and in person.

The result? A successful sale for my client! 🏡

A good sale isn’t just luck. Sometimes it’s knowing when to pivot, reinvest, and relaunch the right way.
