Congratulations to my clients who received multiple offers and sold their home $2️⃣5️⃣0️⃣0️⃣0️⃣ over asking in just 2️⃣ days!

One thing I love about the real estate industry are the challenges it can bring.
When I met my clients, we knew we had a unique but desirable property with limited comparable sales. Another onstacle against us were lending guidelines. This property, being a manufactured home, HAD to check off all of HUD’s financing guidelines. Included, but not limited to L&I permits, title elimination, etc.

This was an “all hands on deck” transaction that required everyone’s cooperation and constant communication. Team work makes the dream work and we were able to close as planned with no issues! 🙏🏼

Thank you to everyone who reached out to wish me a happy birthday!! I was able to take my first real vacation in almost 2 years. I started my trip visiting family in Napa and found my way to San Diego for a little R&R.

My camera roll only holds a few photos from my trip, but my heart is SO full. 🤍 This past year brought me so many wonderful memories and I can’t wait to see what’s in store for my last year in my 20’s.

January 2021 Market Update 📈

The number one question I get on a daily basis is “Angelica, what’s happening in today’s market?” 🤔

I’m sure you’re tired of hearing this analogy by now, but there’s no better way to describe it than when we were all hunting for toilet paper 🧻 (and pasta, yes I could NOT find pasta 😂) when the pandemic first hit.

People then question why anyone would want to buy in such a competitive market? 🤯

Here’s 2 reasons why buyer demand hasn’t shown sight of slowing down:

#1. Interest rates are historically low. In other words, your house money is cheap to borrow. While I do NOT predict an extreme increase in rates, here is just an example on why there is a frenzy to buy.
For every 1% of rise in rates, that eliminates roughly 10% of your buying power. For example, if you’re were comfortable with a payment at a $450,000 price point and rates were to rise 1%, you would have to lower your price point to $405,000 to keep your payment the same.

#2. Economists are predicting another double digit year of appreciation. If this market continues to trend for a few more months, prices will inevitably continue to rise. Many people who were waiting, or on the fence have decided to jump right into the market knowing this might be the case.
