🚨 BIG CHANGE COMING TO SEATTLE REAL ESTATE ‼️
If you’re thinking about selling your Seattle or West Seattle home this fall, there’s a new NWMLS option you’ll want to know about.
Starting September 4, NWMLS is introducing a new listing status called “First Look.” And for the right seller, this could be a very useful new launch strategy.
So… what exactly is First Look?
Think of it as a pre-launch period.
Your home can be publicly marketed for up to 21 days before moving to Active status.
📣 You can start creating awareness and generating buyer interest.
👀 You can gather feedback on the property and positioning before the official launch.
🚪 You can choose whether to allow showings during this period—or wait until the home goes Active.
📸 You can begin marketing and building anticipation while you finish preparing the home for its full market debut.
And here’s an important detail: First Look isn’t a private or “secret” listing. The property is submitted to NWMLS and available to its member brokers, helping keep the marketplace open and accessible. (Northwest Multiple Listing Service)
Why could this matter for sellers?
Because the launch of your home is a strategy—not just a date on the calendar.
Instead of:
“Get the house ready → hit Active → hope buyers respond”
we can potentially think about:
Prepare → Create Buzz → Gather Feedback → Refine → Launch Strong 🚀
For certain homes, especially properties where presentation, pricing and buyer anticipation are important, that extra runway could be incredibly valuable.

Of course, First Look won’t be the right strategy for every seller. The goal isn’t simply to use the full 21 days—it’s to determine whether a pre-launch period actually gives your home an advantage.
