This is why relationships and negotiation still matter in real estate.

These buyers were referred to Brian by an agent in California months ago while they worked through selling their home before making the move to Washington. Once their California home received an offer, the timeline accelerated quickly.

When the clients flew to Washington for a weekend of home tours, Brian cleared his schedule to help them privately tour properties, including the home they ultimately chose, which did not have open houses scheduled.

After weighing the pros and cons of several homes together, they decided to move forward on the property that felt like the right fit. The challenge was writing a contingent offer in a competitive multiple offer situation against stronger offers on paper, including higher and non contingent terms.

Rather than focusing only on price, Brian worked closely with the listing agent to understand what was most important to the seller. By structuring the offer around the seller’s preferred closing and move out timeline, the buyers were able to win the home despite competing against stronger financial offers.
