“Are homes actually selling right now, or is the market slowing down?”

It’s a fair question, especially if you’ve noticed more homes for sale around your neighborhood.

Here’s what September’s housing numbers are telling us:

🏡 24.5% more homes for sale across the Northwest MLS area compared to last year.

📉 15.1% fewer homes going under contract, while the median sale price remained relatively steady at $625,000, down just 0.9%.

📍 Closer to home: Inventory increased 31.1% in King County and 44.2% in Snohomish County, while King County's median sale price held steady at $850,000.

So what does this mean for you?

For buyers, more homes to choose from can mean more time to compare options and potentially more room to negotiate.

For sellers, homes are still selling, but buyers have more choices. The right price, thoughtful preparation, and strong marketing matter more than ever.
