In simple terms:

• There’s still limited inventory

Market update!
When we compare the Norristown area this January to last year, a few things stand out:
• Fewer homes hit the market
• Homes sold faster
• Prices edged up

Inventory dropped from 34 new listings last year to 21 this year.
At the same time, average days on market went from 31 days down to 22.

That tells us something important.
Even though the overall market feels more balanced right now, certain neighborhoods and price points are still moving quickly.
It’s not frenzy-level chaos.
But it’s also not slow.
Well-priced homes in desirable spots?
They’re still getting attention.

If you’re buying, preparation matters.
If you’re selling, strategy matters.
