๐ก ONE CHAPTER CLOSEDโฆ AND ANOTHER ONE BEGINS! ๐โค๏ธ
Today I get to celebrate a very special client โ who is now officially a seller AND a buyer! ๐
This one was definitely a journey, and it was not without its challenges.

August 2: Her offer on her new home was accepted โ contingent on the sale of her current home.

August 3: Her home officially hit the market.
๐
August 7: We accepted an offer!
๐
September 18: BOTH transactions closed! ๐๐๐ก
Getting from August 2nd to September 18th required a LOT of patience, communication, negotiation, and problem-solving.
The sale of her home became especially challenging when the buyer's out-of-state lender repeatedly struggled with communication and meeting contractual timelines. We ultimately had to extend closing three separate times.
Through all of it, my client remained incredibly patient and trusted me to keep working through the challenges. I negotiated just about every aspect of the sale of her home, advocated for her throughout the process, and worked hard to keep both transactions moving forward.
And I have to give a huge shout-out to the Realtor representing the seller of her new home. She was absolutely wonderful to work with and helped keep that transaction together while we navigated the delays on the sale of my client's home. Good agents working together really can make a difference. ๐ค
A FEW LESSONS FROM THIS TRANSACTIONโฆ
๐น Choose your lender carefully. A local lender who understands your market, communicates well, and understands your closing timeline can make a HUGE difference โ especially when your purchase is contingent on selling another home.
๐น Choose a Realtor who will educate you. Inspections and inspection responses can have a major impact on a transaction. You need an agent who will explain the process, help you understand your options, and guide you through the do's and don'ts โ not simply hand you paperwork and tell you where to sign.
๐น And don't underestimate the importance of your Realtor's team. Real estate transactions don't happen in a vacuum. Having a supportive office team, a knowledgeable managing broker, and an experienced title and escrow team can make an enormous difference when the unexpected happens.
