I have been seeing lots of sellers act proactively when it comes to getting their homes ready for the market… Here’s a timeline tip for you:

🔥 If you need your home to be sold by November or December, you don’t need to wait until October to get in on the market.

⏰ I am listing homes in early August that need to be sold by November.

🏡 While every home is different, our local Susquehanna market can sometimes be unpredictable and vary in experience from home to home.

📆 Homes take 30-45 days to close AFTER we’ve found a buyer (in most cases). With a November 1 close date in mind, you need to be under contract by early October at the latest.

🍂 If you’re eyeing Fall 2026 as a target “i’m out of my own & it is no longer mine” timeframe, the time to get prepped is today.

After meeting with 8 different families this month, I am certain that planning in advance will make all of the difference. Next week, I have 2 appointments with homeowners who are planning advance! 🏡✅

Dan was 31, renting a one-bedroom in Sunbury, splitting utilities with a roommate he barely knew anymore. Every month he'd pay rent and feel this quiet frustration — like he was paying for someone else's mortgage.

He called me expecting me to tell him he wasn't ready.

Instead we talked about his life — his job stability, his timeline, what he actually wanted. Turned out he wasn't that far off.

Unpopular opinion: the best real estate agents talk people OUT of buying sometimes.

Not because they don't want the business. Because the wrong house at the wrong time is worse than waiting.

I've told people to hold off. Fix their credit first. Save three more months. Walk away from a neighborhood that didn't feel right.

Every single one came back when the timing was right.

That's the job.

Things I did before 10am today that have nothing to do with showing houses:

📞 Called a lender to check on a client's pre-approval timeline
📋 Reviewed an inspection report and flagged three things my buyer needed to know
📬 Followed up on a counteroffer
🗂️ Updated a client's search criteria after they changed their mind about square footage (twice)

Most people think agents just unlock doors.

The actual job is keeping all the moving pieces from falling apart.

Daily life in Selinsgrove looks something like: morning coffee at one of the downtown spots, a walk along the Isle of Que, kids at SASD which is one of the strongest districts in the area, summer concerts at the Commons, and dinner without needing a reservation. There's a Susquehanna University event most weeks if you want it, and total quiet five minutes from town if you don't.

A few reasons living in the Susquehanna Valley, PA right now is hitting different. 👉

There's something about the way this place shifts into summer that always catches me off guard. The pace picks up, the list of spots worth hitting gets longer, and the whole valley feels like it's finally back in motion.

I've been making a real effort lately to actually slow down and enjoy what makes summer here so good—easy evenings along the Susquehanna River and weekend plans that don’t require a big drive.
