New all in one AC installed on a rental.. if HVAC companies charge you more than 6500 to install these find another HVAC person.

Distributor pricing 2800-4k pending the unit. Every penny above that is labor.. I bought this unit and had installed for 6200.

10k quoted means the installer makes 6200 at a 3800 purchase price for 3-4 hours of work.. talk about giving it to you..

That is 1550 per hour in labor. Insane.. literally..

Got our first organic wholesale deal under contract and sold within 48 hours.. closing in 2 weeks.. it was a great deal for the buyer and the seller.

I just purchased 3 of the strongest domains for Louisville, Kentucky and Indiana for wholesaling and deal finding.. I cannot believe these domains were still available.. Glad I think outside of the box..

I already own per SERP search the top 2,3,5 positions.. Now with these new sites I will own outside of those SERPS the 1,2,3 sites in this specific area..

I feel like I won the lottery !

In order to make 10k passive income on rentals per month and actually cashflow faster, follow this approach:

1. Accumulation. I do not care how you get to 10 properties paying 1k rent per month.. 20% down, owner financing.. Just do it.. 10x1000=10,000.

2. Snowball method of debt payoff.. Take all the net and apply it to your cheapest mortgage to pay it off.. then repeat for number 2,3,4.. The faster you pay off your houses the faster you can be free..

3. When rates shift lower refinance all of your higher debt and use the additional equity through appreciation to pay off more of your houses..

4. Acquire more as you go once cashflowing

5. Rinse and repeat.

My suggestion comes from a conservative turtle approach to debt which allows you to not over leverage and meet your goals.

This approach is exactly how over 14 years I hold 23 properties with 10 paid off, soon to be 11..

As the cash flow increases it allows me to make lay it safe.. be prepared for unexpected major issues and or to reinvest more soundly into other projects..

Cashflow does matter.. And if you follow this approach over time you will be in a much better position than 98% if other investors who over leverage..

All my web work is paying off.

My 3 domains are ranking top 5 for serp.. got 4 organic leads in the last week alone beyond my search exploding in the last 7 days.

I am slowly but surely building out a killer set up. Not paying anyone.. doing it myself so I understand everything so I can act quickly if needed.. Organic leads focused. These leads will be used to build my portfolio, flip and or to wholesale with help from a good friend and partner..

Years in the making.. all coming together now.. I cannot wait to see where this goes 💪

Do you want to know why everyone is selling their downtown properties as fast as they can?

It’s because the health department is targeting these houses from ads, to mailers, to billboards to incentivize tenants to report their landlords for lead based paint..

I have seen the ads myself, just seen a home report that was potentially a 65k abatement on a single story home with basement.

My advice to anyone buying west end currently have the house lead tested PERIOD before you buy it or pay the price..
