Your home is worth $400,000. You list at $420,000. Here's what actually happens, step by step.

The buyers searching $375k to $400k β€” the buyers who would have bought your home β€” never see it. They filtered your listing right out of their search. The buyers looking at $400k to $425k see your home side by side with homes that were genuinely priced in that range and, by comparison, yours looks worse. They skip it.

Weeks go by. No offers. You reduce. Every agent watching, every buyer watching, every Zillow user in Bucks County sees the reduction, and "price reduced" reads as weakness whether it should or not.

You drop back to $400k, which is where you should have started β€” but now the listing has a story, it's been sitting, and buyers who wouldn't have blinked on day one are wondering what's wrong with it.

‼️Sellers in Doylestown ‼️ β€” the 10 minutes right before a showing matter more than almost anything else that happens that day. πŸ‘πŸ‘‡

The routine is simple, and almost nobody does it completely. Every light on β€” every lamp, overhead, closet bulb. Every blind and curtain wide open. Thermostat at 70 in summer, 72 in winter so nobody is uncomfortable the moment they step inside. TV off, a quiet playlist on low. And the biggest one: don't mask smells with candles or sprays β€” open a window for two minutes and let the house breathe. Buyers are instinctively suspicious of anything that smells like something is being covered up.

None of this is hard. Almost nobody does all five. And those five moves β€” done every single showing, for every single buyer β€” can be the difference between a buyer saying "I felt something when I walked in" and a buyer saying "it was fine, I guess."

"Fine, I guess" is not what gets you a strong offer.
