Sometimes you just need a little Vitamin Sea. 🌊☀️

Real estate has a funny way of keeping life interesting, but right now all of my clients are exactly where they need to be, so when I saw a few open hours on my calendar, I decided to cash them in for some beach time.

A little sunshine, a little salt air, and a chance to recharge before diving back into contracts, showings, inspections, and all the other things that come with helping people make their next move.

Don’t worry—if an offer comes in, I’ll happily trade my flip-flops for a contract. Until then, I’m soaking up a little Vitamin Sea and enjoying one of the many reasons I love living in Florida. 🏖️😎

🌺 One of the perks of being a Realtor? 🌺

I get to enjoy gorgeous flowers all over Tampa Bay without being responsible for keeping them alive.

Because here’s the truth…

I absolutely LOVE flowers.

Looking at them? ✅
Photographing them? ✅
Admiring them at showings? ✅

Actually keeping them alive? ❌❌❌

My thumb isn’t green. It’s more of a “good luck, little buddy” color.

If a plant can survive neglect, Florida heat, random watering schedules, and my occasional bursts of enthusiasm, we’ve got a chance. If it requires actual attention and care… well, let’s just say it had a good run.

So while I’m out showing homes, I take plenty of photos of all the beautiful flowers I find along the way and leave the gardening to the people who actually know what they’re doing.

🚨 Real estate plot twist… and a happy ending. 🏡

My buyers’ appraisal came in LOW. Cue the stress, the panic, and the “are we about to lose this house?” conversations.

But instead of throwing our hands up, we went into detective mode. 🕵️‍♀️ After reviewing the appraisal, we found a small error that impacted the value. We submitted a Reconsideration of Value with supporting documentation and… this time, it worked! 🙌

The appraisal was corrected and now supports the purchase price — which means these buyers are officially back on track toward closing on their dream home.

Here’s the thing people don’t always realize:
A Realtor’s job isn’t just opening doors and posting listings. Sometimes it’s problem-solving, negotiating, researching, advocating, and fighting to keep a deal together when things get complicated.

Because transactions don’t always go according to plan. But having the right Realtor in your corner can make all the difference. 💪

Alright Seminole… let’s settle this. 👀

Is it a buyer’s market or a seller’s market right now?

Because I promise you — it depends.

Here’s what REALLY matters in our area:

• Under $400K? Whole different game than $700K+
• Flood zone vs non-flood zone
• Roof age (insurance companies are watching 👀)
• Updated vs “70’s avocado appliances & s**g carpet vibes”
• Street location inside the neighborhood

Some homes are sitting.
Some are still getting multiple offers.

The difference? Strategy.

The days of “just throw it on the market and see what happens” are over.
