🚨 THIS HAS NOT PASSED YET. 🚨
Florida voters will decide this proposed constitutional amendment in November 2026. It must receive at least 60% voter approval before any of these changes take effect.
If approved, here’s what could happen:
🏡 Beginning January 1, 2027
Florida’s Homestead Exemption for non-school property taxes could increase from the current exemption to up to $150,000.
🏡 Beginning January 1, 2028
The exemption could increase again to up to $250,000.
📈 Beginning in 2029
The exemption could be adjusted annually for inflation.
Who could benefit immediately (if approved)?
✅ Current Florida residents who establish Homestead by December 31, 2026 would generally be eligible for the larger exemption when it takes effect, provided they meet Florida’s homestead requirements.
⚠️ People who become Florida residents on or after January 1, 2027 would generally have a five-year waiting period before qualifying for the enhanced exemption.
Does this eliminate property taxes?
No.
The proposal only applies to non-school ad valorem property taxes. Homeowners would still pay:
• School property taxes
• Solid waste, stormwater, and other special assessments where applicable.
