🏡 A Little Real Estate Reality Check...
Every day I hear about the "housing shortage."
At the same time, I'm watching homes sit on the market longer, price reductions outnumber new listings, and buyers become more selective than they've been in years.
Here's what I've learned after more than two decades in real estate:
The market doesn't care what a seller hopes to get.
The market doesn't care what Zillow says.
The market doesn't care what the national headlines say.
The market only cares what a qualified buyer is willing and able to pay today.
For a while, low interest rates covered up a lot of pricing mistakes. Today, buyers are doing the math differently.
The best homes that are priced correctly still sell.
The homes chasing yesterday's market often don't.
Whether you're buying or selling, today's market requires realistic expectations, solid advice, and a willingness to listen to what the market is actually saying.
Because in real estate, the market always gets the final vote.
