More homes sold on Lake Keowee this year than last year.

Read that again, because almost nobody expected it. With everything happening in the economy and overseas, the Lake Keowee waterfront market didn't just hold — it grew.

Here's where we stand through August 31, 2026:

WATERFRONT HOMES
🏡 126 sold year-to-date (last year: 111)
🏡 100 active listings (last year: 74)
🏡 Median sale price: $1,985,000 — up from $1,600,000
🏡 Homes selling at 96.2% of list price
🏡 94 days on market, about $528 per square foot

WATERFRONT LOTS
🌲 52 active (last year: 60)
🌲 40 sold year-to-date (last year: 65)
🌲 Median sale price: $660,000 — up from $475,000

Fewer lots are selling. But the ones that do could bring more money than a year ago.

Duke Energy changed the dock permit rules. You can no longer get a dock permit on a vacant Lake Keowee lot until a structure is built on the property — roughed in, sheathed, ready for final prep. If you already hold an active permit or already have a dock, you're fine.

🚨 BIG NEWS for Lake Keowee waterfront lot owners — and it's not in writing anywhere yet.

Effective June 30, 2026, Duke Energy Lake Services will no longer issue new dock permits for vacant waterfront lots on Lake Keowee — unless the home is already roughed in. If your lot doesn't have a dock or an active, unexpired dock permit, this might change everything about how you price, sell, or buy waterfront land on the lake.

Michael Martin , Owner/Broker-in-Charge of The Lake Company, Lake Keowee SC, has been selling exclusively on Lake Keowee for 25 years, and he says this is the biggest policy shift he's seen in that time. 👀
