🍂 Waiting for the “right time” to buy a home? It may not be the thing you’ve been watching.

Most buyers are focused on one thing: mortgage rates.

But there’s another factor that can work in your favor this time of year—the changing season.

Historically, fall can be one of the most favorable times for buyers because you may see:

🏡 More homes to choose from
💰 More price adjustments
🤝 More room to negotiate

In fact, Realtor.com Senior Economist Hannah Jones says:

“We always see that the best time to buy window usually falls in the early fall around October.”

🍁 1. More Homes to Choose From

One of the biggest challenges buyers have faced in recent years has been limited inventory.

Fall can change that.

Homes that came on the market during the spring and summer don’t always sell right away, while new listings continue to come on. As a result, inventory can build throughout the year.

That can mean more options and fewer compromises when you’re searching for the right home.

💲 2. Prices Can Become More Negotiable

Spring and early summer are typically when buyer activity is strongest. Sellers know this—and that can give them more confidence when pricing their homes.

As we move into fall, buyer activity often slows.

That’s when sellers may begin making price adjustments or offering incentives to attract buyers.

And that can create opportunities that weren’t available a few months earlier.

🤝 3. Sellers May Be More Motivated

Fall can also bring something buyers love: negotiating power.

Sellers who have been on the market through the summer may be more motivated to get their home sold before the holidays or before the end of the year.

Fewer competing buyers can sometimes mean more opportunity to negotiate on:

✔️ Price
✔️ Closing costs
✔️ Repairs
✔️ Rate buy-downs
✔️ Other seller concessions

For example, a 5% price reduction on a $500,000 home is $25,000.

That could mean borrowing less, keeping more money in savings, having funds available for updates—or simply making the overall purchase more comfortable.

🍂 So, Is Fall the Right Time for YOU?

Of course, there isn’t one perfect time to buy for everyone. Your finances, goals, timeline and the local market all matter.

But if you’ve been waiting for the market to become a little more buyer-friendly, fall is definitely worth another look.

And here in the Upstate, the opportunities can vary significantly from one neighborhood and price range to another.

If you’re thinking about buying in Greenville or the surrounding Upstate area, let’s take a quick look at what’s actually happening in the market right now.

You may have more options—and more negotiating power—than you realize.
