Start saving, because the more you have the more options open up. Check your credit and hold off on big purchases while you do. Get pre-approved so you know the real number before you fall for a house. Then find an agent who knows the towns you are actually looking in.

People do these out of order all the time and it costs them the house.

List now and you have fewer homes competing with yours, but a smaller pool of buyers looking. Wait for spring and there are more buyers, and a lot more sellers with the same idea.

There is no universally right answer. It comes down to how fast you need to be out.

There is no market signal that answers this. It is usually one of these: you have outgrown the space, you are ready to downsize, your finances changed, or you want to be somewhere else.

The best time to sell is when it fits your life, and then we build the strategy around that. Not the other way around.

Everyone guessed yesterday. Here is who actually decides.

Once your offer is accepted, your lender orders an appraisal, and an appraiser compares the house to what similar homes nearby have recently sold for. If it comes in at or above the purchase price, financing moves forward. If it comes in under, you are looking at renegotiating, covering the gap, or walking.

That is the part people find out about too late.
