If your home has been listed for more than 30 days in this market, there are a few questions you need to ask yourself (and your realtor):

1-how is my home being presented? Do the photos look nice? Was professional photography used?

2- is my price too high? The only thing that will stop a buyer from scheduling a showing of your home is if the price is too high. No showings = price adjustment ASAP. 

3- how is my property being marketed? Has it been broadcast to social media networks? does my realtor’s company have international reach? Has there been open house events?

This is not a list and wait it out market. This is a list with intention and listen to the needs of buyers today.

INEXPENSIVE & EASY ways to add value to your home:

1- Hardware. Replacing door k***s & hinges is a super easy way to make your home look high end. You can buy bulk on Amazon for super cheap!

2- Lighting. Switching out those old fashioned fixtures with something more trendy and adding warm white led bulbs is a game changer.

3- Faucets. Even the ugliest sinks look prettier with fancy (looking) faucets. Amazon again!

4-Wood Finishes…PAINT THEM. Nothing screams “dated” like red/orange oak. Painting is relatively easy and super cost effective versus replacing them.

Just adding a few minor touches can really up your home’s resale value!

Some advice for Home Sellers in this market.

Buyers are the pickiest they’ve ever been right now!

1- They will pay your list price but everything in your house better be working perfectly for that price.
I would highly recommend having someone come through pre-list| to check things like outlets, drippy faucets and slow drains.

2- If your roof is more than 10 years old, get a ROOF CERT! Due to years of roofing companies milking the insurance companies so that they can make money selling new roofs, the insurance companies have gotten very stringent on what they are going to ensure. An old roof, even if not brought up during the home inspection will certainly be brought up during insurance coverage time! A BUYER CAN NOT SECURE A HOME LOAN WITHOUT HOME OWNERS INSURANCE! 

3- CURB APPEAL!
If your neighbor’s yard looks like crap, suck up your pride and go help them clean it up! No one wants to live next to an eyesore. As for your own yard, crisp, cut grass, pretty flowers, and clean glass storm doors are the first things that the buyers see.

4- CLEAN YOUR HOUSE!! I mean, spotless! Wipe those baseboards, dust on top of the refrigerator, wipe down doors and dingy walls. You don’t get a second chance at a first impression.

5- Ditch the Glade plug-ins… No one likes Rose scented smoke smell. Or lavender scented dog dander! If your house smells a little musty, clean, and then buy a nice odor neutralizer to spray on furniture and carpets. I have a couple great recommendations if you need them.

6- PRICE IT RIGHT!! this is not the market for pricing high and hoping for the best!
