I tried the brand spanking new Y’ollk Bakery today!!

Fun Facts I learned from the owner’s brother while there:

☕️ Y’ollk is for the yolk that’s needed for their amazing pastries. And the ‘ollk is a spin on “ya’ll”- Coffee for all ya’ll!
☕️The hazelnut in thier pastries comes straight from Turkey.
☕️This is their only location and they are not a franchise.
☕️This is a lifelong dream of the Head Chef/part owner who happens to be a beautiful young woman.

I got a hot mocha and a Yuzu Meringue donut- 🤤
My coffee - delish!
The pastrie- Goodness Gracious!!!! The citrus/acidic taste of the Yuzu combined with the sweetness of the meringue is a combination I’ve never had. PHENOMENAL!

The staff was pleasant & the establishment was clean and modern. I will be back!!

Today I visited The Human Bean coffee shop for the first time. I’m always on the hunt for new coffee shops!

Fun Facts:

☕️This is not just a single location small business.
It’s a franchise that originated on the West Coast. (The owners of this location are local though)
☕️You can’t drink in- it’s drive thru or walk up only.
☕️You get a yummy chocolate covered espresso bean with every coffee.
☕️They make their own cold foam and you can have it flavored.

My drink is a Irish Cream shaken espresso with cold foam.
The young man at the window was friendly and informative.

🔥 THE MARKET HAS CHANGED. AND SOME SELLERS HAVEN’T CAUGHT UP YET.

Buyers — this is actually good news for you. 👏

Higher interest rates have shifted the balance. Sellers are now competing for buyers, which means YOU have choices.
More negotiating power.
More time to think.
More opportunity to ask for repairs, concessions, or a better price.
You don't have to love today's interest rates to recognize that having leverage matters.

🏡 And sellers… pricing high just to “see what happens” can be an expensive strategy.

Today's buyers are educated. They’re comparing homes. If yours is overpriced, outdated, or not showing well, they can simply move on to the next one.

🏡 MARYLAND REAL ESTATE MARKET UPDATE — SEPTEMBER 16

If you’ve been waiting for the market to “change”… it already has.

Here’s what’s happening right here in our backyard:
📍 Anne Arundel County: 1,312 active homes
📍 Baltimore County: 1,636 active homes
🏠 That’s nearly 2,950 homes available between the two counties.
And inventory is UP significantly from this spring.
Since April:
⬆️ Anne Arundel County inventory is up about 19%
⬆️ Baltimore County inventory is up about 34%

So what does that actually mean?
👉 BUYERS have more choices.
👉 SELLERS have more competition.
👉 And PRICING YOUR HOME RIGHT from day one matters more than it did when inventory was extremely tight.
But here's the part I don't want people to miss:
More inventory does NOT mean the market is crashing.
It means the market is becoming more balanced.
The homes that are priced correctly, show well and offer what buyers are looking for are still getting attention.

The ones that are overpriced?
They’re sitting. 👀

And if you're a buyer who's been saying, “I'm just waiting for rates to come down…” — remember that you aren't the only person waiting.
When rates eventually move, you may have more competition for the same homes you're looking at today.
The market is changing. The question isn't whether you should buy or sell — it's whether the current market makes sense for YOUR situation.

💭As I take a few minutes to brain rot on this phone before starting my day- I’d like to be 100% clear on what I AM NOT DOING as your Realtor:

Making stupid GRWM videos.
Spending hours of my day talking to the phone (the public) on video.
Posting Fake “interview” videos.
Dancing in front of listings.
Cold Calling.
Spam Mailing.
Turning every single conversation into Real Estate.
Attending events for the sole purpose of Marketing.
Flooding your feed with AI flyers!!

I WILL:
Make a listing video.
Highlight showings.
Give market updates.
Buy you stuff 🤷🏼‍♀️ (I love gifting)
Host events because I LOVE TO ENTERTAIN.
Show up for you in any way that I can help.
Become your friend.
Take care of your friends & family.
And genuinely just be a good person!

Why?
Because, sometimes peace of mind is more than an interest rate.
It’s slow mornings.
It’s not hearing your neighbors.
It’s hummingbirds on your front porch.
It’s the rooster down the street crowing.
It’s blue skies.
It’s looking at your window and seeing trees.

I promise you, your state of mind will outweigh your interest rate when you upgrade your environment.

Find a payment that works, find a Realtor who wants you to be happy, and prioritize your mental health!

What does that mean for you?
Your house is not the only one on the market anymore. It’s NOT the hot commodity.

Yes- prices are trending higher BUT…with more options, buyers are PICKY!

Your first 14 days on market are the MOST IMPORTANT!
It sets the tone.

Is it priced correctly? Is it photographed well? Is there a marketing strategy in place?

Do you want to be the house that sells everyone else’s house in the neighborhood? Or do you want to sell YOUR house? That’s the question.
