So you've decided you're going to sell your home. Congratulations! Your first task should be 𝗽𝗿𝗲𝗽𝗮𝗿𝗶𝗻𝗴 𝘆𝗼𝘂𝗿 𝗵𝗼𝗺𝗲 𝗳𝗼𝗿 𝘁𝗵𝗲 𝗺𝗮𝗿𝗸𝗲𝘁.⁣

Every seller wants their home to sell quickly, and for top dollar, but it takes more than luck to make this happen. As you welcome potential buyers into your home, you want to leave a lasting impression, and you can do this by planning ahead and getting your home ready to sell.

Here are a few things that you can do to prepare your home for the market (that won't break the bank!):

𝟭. 𝗖𝗹𝗲𝗮𝗻, 𝗱𝗲𝗰𝗹𝘂𝘁𝘁𝗲𝗿, 𝗿𝗲𝗽𝗲𝗮𝘁.
There is nothing worse than walking through a dirty home. Deep clean everything (or have a professional come in), and declutter your home before you even have the listing photos taken. This is what I call "the first move". Go through everything and decide what you want to keep, trash, or donate, and get a storage space if necessary.

𝟮. 𝗠𝗮𝗸𝗲 𝗺𝗶𝗻𝗼𝗿 𝗿𝗲𝗽𝗮𝗶𝗿𝘀.
In a seller's market, you can sell a home in "lived-in" condition without much complaint, however, in normal markets repairs can make or break a sale. If you want to do one better, get a pre-listing home inspection, and make any large repairs.

𝟯. 𝗨𝗽𝗴𝗿𝗮𝗱𝗲 𝘆𝗼𝘂𝗿 𝗰𝘂𝗿𝗯 𝗮𝗽𝗽𝗲𝗮𝗹.
Refresh the yard, add new mulch, and power wash anything that is needed. This is the buyers' first impression, and you want it to be a good one and entice them to come inside!

𝟰. 𝗧𝗼𝘂𝗰𝗵 𝘂𝗽 𝗮𝗻𝗱/𝗼𝗿 𝗿𝗲𝗽𝗮𝗶𝗻𝘁.
Most people can't see past a bad paint color, so if you have any bold or bright colors, go buy some white or eggshell and paint over it. Neutral colors appeal to a wide range of tastes and preferences, and a fresh coat of paint can go a long way in making a home look clean and full of possibilities.

𝐋𝐞𝐭'𝐬 𝐭𝐚𝐥𝐤 𝐚𝐛𝐨𝐮𝐭 𝐜𝐥𝐨𝐬𝐢𝐧𝐠 𝐜𝐨𝐬𝐭𝐬.
When purchasing a home, everyone knows you need a down payment, but many people don’t realize that in addition to your down payment, more funds are needed to cover your closing costs. Closing costs can include title insurance, tax and utility reimbursements, transfer tax, conveyancing fees, and miscellaneous smaller fees for services like notaries and wire transfers. If you are getting a mortgage, your lender could also require funds to be held in escrow for taxes and insurance, and charge underwriting and application fees.

So how much should you budget for closing costs? I typically tell my buyers to budget anywhere from3-4% 𝘰𝘧 𝘵𝘩𝘦 𝘤𝘰𝘴𝘵 𝘰𝘧 𝘵𝘩𝘦 𝘩𝘰𝘮𝘦. Here is a quick breakdown of what you may need to factor into your total out of pocket when buying a home:

• 𝙰𝚙𝚙𝚛𝚊𝚒𝚜𝚊𝚕 𝙵𝚎𝚎: $400-500⁣
• U𝚄𝚗𝚍𝚎𝚛𝚠𝚛𝚒𝚝𝚒𝚗𝚐 𝚊𝚗𝚍 𝚊𝚙𝚙𝚕𝚒𝚌𝚊𝚝𝚒𝚘𝚗 𝚏𝚎𝚎𝚜:$1000-$2000
• 𝚃𝚒𝚝𝚕𝚎 𝚒𝚗𝚜𝚞𝚛𝚊𝚗𝚌𝚎: 0.5-1% of the purchase

price
⁣• 𝚃𝚛𝚊𝚗𝚜𝚏𝚎𝚛 𝚃𝚊𝚡: 1-2.5% of the loan (this is sometimes split between buyer and seller)⁣
⁣• 𝙼𝚘𝚛𝚝𝚐𝚊𝚐𝚎 𝚒𝚗𝚜𝚞𝚛𝚊𝚗𝚌𝚎: 0.5-1.5% of the loan⁣
⁣• 𝙿𝚛𝚎𝚙𝚊𝚒𝚍𝚜: typically a full year of your property taxes and homeowners insurance are required upfront)

Staging your home - even in a seller’s market - is 𝘢𝘭𝘸𝘢𝘺𝘴 recommended! Although it is a HOT market, staging your house will make it stand out from the others in your price range, and you won't waste a single opportunity to create
a great impression. If you want to sell your home quickly and for the best possible price, staging is one of the easiest ways to make it happen.

Just to drop a few stats, according to the 2021 Profile of Home Staging from the National Association of Realtors:

• 23% of sellers’ agents reported an increase of 1-5% of the dollar value offered by buyers, in comparison to unstaged homes (which means more money in your pocket)

• 82% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home

• According to the Real Estate Staging Association, staged homes sell 73% faster, on average, than their non-staged counterparts

Here’s what else — staging doesn’t have to be expensive or complicated! I've listed below a few non-negotiable staging homework items I give to all of my sellers:

✓ Declutter and depersonalize everything! Small objects don’t photo well so remove any knick-knacks and any personal items. When it comes to getting your home ready for the market, less is ALWAYS more
✓ Deep clean the entire home top-to-bottom like you've never cleaned before
✓ Focus on Curb appeal - fresh mulch, power washing, new wreaths, and front door mat with a pop of color
✓ Add fluffy white towels to the bathrooms, remove bathmats, and add white comforters to all of the beds – this will make the rooms feel larger, and the bathrooms look inviting (and clean)
✓ Remove area rugs and curtains
✓ Eliminate pet presence (and smells) and get rid of air fresheners! The best scent a home can have is CLEAN

Like most household items, smoke detectors wear out over time and don't work as well as they should, which is why it is important to replace them every ten years (not just the batteries!) Just bought a house? Replace the smoke detectors. You have no way of knowing how old they are, and it's a small investment that could save your life.

The number one question I get asked-is the market going to crash? Experts predict a slow down but not a reduction in prices.

If you're thinking about buying, it's important to remember that 𝘺𝘰𝘶 𝘴𝘩𝘰𝘶𝘭𝘥 𝘯𝘦𝘷𝘦𝘳 𝘵𝘳𝘺 𝘵𝘰 𝘵𝘪𝘮𝘦 𝘵𝘩𝘦 𝘮𝘢𝘳𝘬𝘦𝘵.

Don't obsess with trying to figure out when is the best time to buy. Trying to anticipate the housing market is impossible. The best time to buy is when you want or need to move, or when you find your perfect house. The real estate market is cyclical – it goes up, it goes down, and it goes back up again. So if you try and wait for the perfect time, you're probably going to miss out.

Interest rates are currently at record lows, and homes appreciate on average 3 - 5% every year. Low inventory and bidding wars can be stressful, but don't let that stop you if you are contemplating whether or not to buy a home.
