The kitchen. Typically the pinnacle of the house household. It was the pinnacle of this project, too. It’s where the remodel started and where all the little disasters happened.

The layout was rearranged to with the triangle method in mind. This method maximizes efficiency in the kitchen and reduces the feeling of being cramped. This arrangement allowed for the addition of a pantry (storage is always a good thing) which lended to open shelving. Moved the sink to the rear window, vented the stove outside, added a dishwasher, and put in highly durable easily to maintain Bouchard block counter tops.

This room is really a joy to be in.

The Front porch really adds to the curb appeal, offers and extension of the house, and proved a welcoming place to meet. Got lucky (again) and stumbled across a fitting porch swing. Such a great place to sit, read, talk, chill; whatever. Front porches are the best.

Something that drew me to this house was the original, lasting, hardware and hard woods. Refinish, repaired, and replaced every piece of original hardware possible.

Mortised hardware is so lasting and durable its worth the time to refinish. 

The simple and subtle details cant be ignored.

Got really lucky with the second bedroom. It was missing the oak floor. By chance and other renovation project on the other side of the river was having the oak flooring replace. That flooring was an exact match to the this oak flooring. Now. Anyone that has tried to match old hardwood floor know the difficulty of finding exact matches not only in size and cut, but also grain.

So. With a little plaster (on latch) repair, a clean trim and an inviting wall paint the room really comes together.

The stair way and living room was one of the easiest parts of the renovation. The original oak railing was easy to accent on the open stairwell. The built I. Bookcase was simple a flip of the builtins that use to open to the kitchen side. [interesting note, it seems that there was originally a closet that opened to kitchen side. The door was removed over the years and shelving unit was inserted.)

The oak floor was surprisingly easy to refinish and the fresh semi-gloss clear coat polyurethane gave the floor new life.

The fireplace and hearth were a point of contention. Removing would add space to the room but the room would lose a focus point. So it remains for a future project.

Regardless, the living room is large, square, inviting, and has ample amount of natural light.

The house has hot water radiator heat which is efficient, low maintenance, and perfect for this cozy house. Pulling them out, cleaning, and painting is always a good workout. Additionally, this easies floor refinished and the final results look so much better.

The large well lit bathroom was functional but not capitalizing on all the available space. The key rule used for this remodel was every location within have an unobstructed line sight to the window. Complimented with light colors this emphasizes the size of the space.

The walk-in shower was swapped for a functional tub with fish-bone tiling. The pendent sink was swapped with a 4’ vanity made from an antique sewing desk; providing 6 large drawers for storage.

The hexagon mosaic floor tile was surprisingly easy to install, however this was likely due to the completely new 7/8” sub-floor that had to be installed.

It’s the only bath in the house, but it’s a great space to be in.

The front of the house was a lot of fun fixing up. The overgrowth in front was easy to clear, a ton of sand stone rocks were already there to rebuild the wall and put in a rock garden, and the ground was easy to grade out. The front porch pandered to my better skills of framing and the color really makes the house attractive.

The old stairs were removed and the new precast make the home more inviting. To top it off there was a plethora of plant varieties already on the property so a little rearranging allowed for flowering plants through the seasons. All in all I think the curb appeal has define inproved.
