Before a thick report sends you into a spiral, know this: nearly every house flags something. The whole game is telling routine wear apart from what actually costs you money. Six findings show up again and again, no matter the house.

🏠 Roofing: worn shingles and dry-rotted vent boots. About 1 in 5 reports.

💧 Drainage & grading: the most common finding of all, and where basement trouble starts.

⚡ Electrical: old panels, DIY splices, late-‘60s aluminum wiring. Worth taking seriously.

🔧 Plumbing: drips under sinks and tired water heaters. Small leaks become big mold.

🧱 Foundation: most cracks are normal settling. Some aren’t. That’s the ballgame.

🔌 Safety & code: missing GFCI outlets, no anti-tip bracket. Cheap to fix, flagged nearly every time.

The priority list is short: safety and structure. Electrical, foundation, major leaks. Most of the rest is wear and cosmetics.
