Two front doors, one shed, one basement with the laundry in it, and a lawn under a very big tree.

That is the inventory this week at 318-320 Sprott Way, because after two weeks of walking each half room by room, the questions I get are practical ones. So here are the practical answers. The laundry is in the basement, a washer and dryer with a utility sink next to them, under the original joists. Outside storage is a resin shed at the back of the lawn. The yard is flat and fenced with split rail, and the tree in the corner throws shade over a good part of it. From the street the building is a taupe two-story from 1875 with two dormers and two porticoed doors, 318 and 320.

Inside, the 318 side is unfurnished at the moment, which means you can see the rooms plainly: a front room with a painted mantel and dark floors, two bedrooms with windows on the side wall.

Four bedrooms and two full baths in total, 2,040 square feet, Sewickley Borough, Quaker Valley School District, a few blocks from Broad Street. $600,000.

The entry at 58 Canter Drive has a bench with a row of hooks above it, which sounds like a small thing until you have lived without one.

I have spent six weeks on this house showing you the outside, the deck, the solar, the small rooms. This week is the ordinary order of a day inside it. You come in, hang a coat, sit to take off your shoes. The living room is straight ahead, with a navy sectional, a gallery wall of framed prints and a window at the far end. The kitchen is to the side, white cabinets and a wall oven, and it looks through to the table under its two lanterns. Upstairs, the bedrooms: one with a tall bookcase, a full bed and a crib along the wall, another with dark floors, a blue console table under the wall-mounted television, and a window beside the bed.

It is a 1989 colonial in Sewickley Hills Borough, Quaker Valley School District. Four bedrooms, two and a half baths, 1,900 square feet, 1.79 acres, owned solar, inspection report in hand. $599,000.

I am not going to tell you that renting is throwing money away. Sometimes it is exactly right. If you might move in two years, if the reserves are not there yet, if you are not certain the job is staying, renting is the sensible answer.

The question worth asking is not whether owning is better in the abstract. It is whether your rent is close to what a payment would actually be here, and whether you plan to stay long enough for the cost of buying and selling to be worth it.

That is a twenty minute conversation with real numbers, and it costs nothing. Some people have it and decide to keep renting, which is a perfectly good outcome.

Dinner at 435 Myoma Road happens under a roof outside, with a fireplace going and the pool right there.

That is the photograph I keep coming back to from this week's set, and it is a fair introduction to the house. 435 Myoma is in Mars Borough, built in 2018 by Chris Kaclik on about two and a half acres, and it went on the market last week. The kitchen has two islands under a coffered ceiling, with Sub-Zero refrigeration, four Wolf ovens and a six-burner range with a griddle. The family room rises to a vaulted ceiling around a stone fireplace. The owner's suite is on the main level and opens straight to the pool terrace, with a steam shower and heated floors in the bath.

The lower level is where the house lets go a little: a wet bar, a wine room, billiards, a gym with a sauna, and a soundproof theater with a 138-inch screen. The garage is heated, has six bays, and was built with ceiling height for lifts. The pool and the irrigation run on a private well.

Five bedrooms, seven full and two half baths, geothermal heating with three climate zones, Mars Area School District. $7,690,000.

I have shown you 141 Beech Ridge Drive from the air for weeks. This week the camera stays on the ground.

The difference matters. From a drone, a house on eight acres reads as a roof plan and a clearing in the trees. From the drive, it reads as what it is: a stone house from 1996 with a tall chimney over the front door, a garage wing set back to one side, and a lawn behind it that stays flat all the way to the pool. The pool terrace has a pavilion at the far end, and from the pool deck the back of the house is two stories of windows and balconies looking down at the water.

This is Bell Acres, the borough north of Sewickley Heights, in the Quaker Valley School District. Six bedrooms, six full and four half baths, 10,196 square feet on 7.94 acres. $4,850,000.

The upstairs porch at 859 Blackburn Road has windows on two full walls, and on a September morning the light gets to the leaves before it gets to the floor.

That porch is why this week's carousel stays on the upper floors. The house is 10,312 square feet, drawn by Alden & Harlow in 1900, and it is easy to spend a whole visit downstairs. So the six photographs go the other way. A bedroom with a white mantel and a ceiling fan, sun across the oak boards. A pale yellow room with a door standing open to the blue bath beyond it. The porch. The blue bath itself, tub and pedestal sink and a three-light sconce over the mirror. And the third floor, one long room under the pitch of the roof with a dormer window at the end and a built-in cabinet along the wall.

Seven bedrooms and five full baths spread over those floors, on 9.64 acres in Sewickley Heights Borough. The sellers have already replaced the roof, the gutters, the septic and paved the drive, which I wrote about last week and will keep repeating because it changes what the number means. Quaker Valley School District. $1,999,000.

Somebody strung lights under the deck at 58 Canter Drive, which tells you they used the patio after dark.

That is the detail this week's photographs are built around, because the outdoor part of this house has been thought through the way the inside was. The deck off the kitchen is covered, with a white coffered ceiling and a hanging chair, so rain does not end the evening. Directly below it, the deck itself becomes the roof for a patio: cedar posts, a striped rug, a grill under cover, and those lights strung between the posts. The kitchen slider opens onto the upper level and a glass door from the lower level opens onto the patio, so both floors of the house have their own way outside.

Beyond the deck the lawn runs up to the woods, and from directly overhead you can see how the house sits in the middle of its 1.79 acres with the solar array on the roof. The panels are owned, not leased, which I will keep saying because it changes the math.
