And the fall market brings a very specific group of buyers:

I had a buyer say to me this week,

We’ve been on the Lawrenceville hunt for quite some time! Our buyers were flying back and forth between San Francisco and Pittsburgh this summer, determined to find a place to call home before fall.

We searched, toured, narrowed it down—and we found it! 🏡

Some homes don’t need to be marketed to the masses.

1026 Morningside was intentionally kept off-market, allowing us to leverage our network and quietly connect the property with the right buyer. After one day of private showings, the home was under contract, with Sotheby’s representation on both sides. A seamless transaction, a great outcome, and a reminder that the right strategy doesn’t always start with a sign in the yard.
