Some homes have stories, and 3469 Tarpon Ct certainly had one.

Originally listed in September 2025, this beloved fishing getaway had been a special place for the Smelser family for many years. As they prepared to navigate the next season of life, it was time to pass their oasis on to someone new.

Throughout the process, the sellers remained committed to doing the right thing. In fact, just before the home hit the market, they installed a new HVAC system not to justify a higher price, but to ensure the next owners would enjoy a well-maintained home.

The journey wasn't without challenges. Over the course of the listing, the property went under contract three times, and a latent material fact discovered during inspections could have ended the transaction altogether. Instead, through patience, transparency, and collaboration with the county, Kinstle & Co. agent Todd Derksen helped navigate a practical solution that kept the transaction moving forward.

Every transaction is different, but the best outcomes are often achieved when everyone involved is committed to solving problems rather than creating them.

One of the best parts of being a Realtor is the relationships that come along with it. From the first time I met this sweet couple, I felt like we were either going to be great friends or discover we were somehow related! 😂 Helping them find the perfect home has been such a fun experience.
This transaction was extra special because one of our newer agents, Amanda Hull, is currently in training mode, so I brought her along to experience the entire buyer process from start to finish. Amanda clicked with everyone right away, and before long we were all having a great time together throughout the journey.
A big thank you to Esra O'Callaghan with DR Horton, who is always wonderful to work with and helps make the process smooth from contract to closing.

One of the initiatives I launched this year as President of the Brunswick County Association of REALTORS® was Coffee with the President. My goal was simple: create opportunities to connect with our REALTORS® and affiliate members, listen to their ideas, and better understand how we can continue strengthening our association.

The conversations have been invaluable. Some of the best insights come from sitting down over a cup of coffee and simply listening to the people who make our association so strong.

Last week during NC REALTORS® Legislative Meetings in Raleigh, I had the privilege of continuing that initiative by meeting with Rachel Mann of Triangle Appraisal. Thanks to an introduction from one of our members, Amary, we were able to connect while in Raleigh. Since Triangle Appraisal’s main office is located there, we met for coffee at the hotel and spent time discussing our industry, our members, and the opportunities ahead.

Triangle Appraisal serves communities across both North Carolina and South Carolina, and we are grateful to have a partnership with such a respected family-owned business. Building relationships with professionals who support our industry is an important part of ensuring our members have access to the resources and expertise they need to best serve their clients.

As President, I believe one of the most important things I can do is meet people where they are, learn about their experiences, and listen to their ideas. Every conversation helps us become a stronger association and better advocates for our members and the communities we serve.

Thank you to everyone who has taken the time to meet with me this year. I look forward to many more conversations ahead.

Another family served and another dream achieved!

Another successful closing in The Meadows of Wildwood for our agent Rebecca Ahmed and now she’s helping another neighbor up the street get their home listed too!

Being knowledgeable and active within a neighborhood is such an advantage when helping sellers navigate today’s market, especially in communities where new construction homes are still being built. Life changes happen, and whether it’s time to upsize, downsize, or relocate out of the area, having an agent who understands the neighborhood trends makes all the difference.

We truly appreciate our affiliate vendors and all they do to support our clients when they need it most. And of course, Tammy even wore my favorite color today because she knows how much purple means to me 💜
