The worst advice in real estate sounds so satisfying: “just wait until spring.” Here’s why it’s wrong in Sharon.
Your neighbor says it. Your coworker says it. The internet says it.
Wait until spring. That’s when buyers come out. That’s when you’ll get top dollar.
I get why it sounds right. More sunshine, more open houses, more activity. It feels like the obvious move.
But here’s what nobody talks about.
More sellers come out in spring too. Way more. Your beautifully staged colonial is suddenly sitting next to four others in the same price range, all competing for the same buyers.
I listed a home here in Sharon three weeks ago. Snow on the ground. 10 degrees outside.
15 groups came through. Multiple offers.
Why? Almost nothing else was available. And the people who showed up in that cold weren’t browsing. They weren’t killing a Saturday. They were ready to buy.
That’s the pattern most sellers miss.
Here’s what actually drives results when you’re selling in Sharon:
1️⃣ Inventory is your real competition.
It’s not about the season. It’s about how many homes like yours are on the market at the same time. Right now, Sharon inventory is tight. That works in your favor.
2️⃣ Buyers here are motivated and qualified.
Homes in Sharon sell in roughly 26 days on average. Many get multiple offers. The schools, the commuter rail, the town itself. People want to be here. That doesn’t disappear in winter.
3️⃣ Your life matters more than the calendar.
Maybe the kids just left for college. Maybe you’re staring at rooms you don’t use anymore. Maybe you’ve been pushing this to “next spring” for two years. Your life doesn’t pause for market timing.
