My appointments took a detour yesterday — straight to Houser's Produce on Shaffer Road.

Came home with corn on the cob, watermelon, cantaloupe, peaches, and tomatoes — and every bit of it is as good as it looks.

If you haven't been out to see them yet, do yourself a favor. Fresh picked white sweet corn is $6/dozen and they've also got green beans, new potatoes, cucumbers, squash, peppers, cabbage, and local honey.

That's the question we get every year around tax bill season. Here's the answer: if your mortgage has an escrow account, your tax bill is already handled — it gets paid straight out of escrow. No check to write, no due date to stress over.
Quick homework if you got your bill in the mail:

Don't panic — check if you have escrow first
If you do, just keep the bill for your records
If you don't have escrow, mark that due date now

One more thing — your tax bill is tied to your home's assessed value, which is NOT the same as market value. If you're curious what your house would actually sell for today, that's a different number entirely.

The Maryland Mortgage Program just updated its income limits — and more households now qualify than before.

📍 Washington County income limits (effective June 24, 2026):
Household of 1–2: up to $137,100
Household of 3+: up to $157,665
(Higher limits apply in Targeted Areas — up to $191,940 for larger households!)
