📬 Did you recieve a letter offering to appeal your property taxes for you? Read the fine print first.

Some Skagit County homeowners are receiving official-looking mailers from private companies offering to appeal their assessment in exchange for a cut of any savings. Every version we've seen claims your home is worth substantially less than its assessed value. These are solicitations from a private company, not from our office, and not a government notice. Their own fine print says so.
Before you sign anything, here's what's worth knowing:

🦉 Their "AI" still hasn't figured out where Anacortes is. One of these letters confidently analyzed a local property using records from the San Juan Assessor's Office. Anacortes is on Fidalgo Island, which has been part of Skagit County the entire time. If the model can't place your county on a map, it's worth asking how well it valued your home.

🗓️ The timing is off. Our office mails your official Change of Value Notice in September/October. That's when you'll know your actual assessed value, and that's the right time to consider an appeal, because your 30-day appeal window starts from that notice. A letter pushing you to appeal now, before you've even been noticed, is putting their deadline ahead of yours.

✅ You can appeal for free. No fee, no percentage. The Skagit County Board of Equalization process is open to every property owner, using the same public records these companies use.

📊 We stand behind our numbers. Each year the Washington Department of Revenue independently studies how closely each county's assessed values track real market sales. For 2025, Skagit came in at a median ratio of 0.95, meaning our assessed values closely reflect what properties are actually selling for, well within professional standards.
