Everyone’s asking me about interest rates, and I get it. They’re a real part of the decision.

But here’s what I tell my clients: the rate is one piece of the puzzle, not the whole picture. If you’ve been in your home for a while, you’ve likely built up real equity, and that can change the math more than you’d expect. Some of my down-sizers need a lot less financing than they assumed.

I’m not here to talk you into anything. I’d just rather you make your decision with real numbers than with a scary headline.

Should you move…or make your current home work?

This is one of the conversations I have with homeowners more often than you might think.

Maybe the house feels too small. Maybe you're tired of the layout. Maybe the kitchen needs updating. Maybe the location is still perfect, but the house just isn't working for you anymore.

Before automatically deciding that it's time to move, I always think it's worth looking at the whole picture.

Ask yourself:
🏡 Would a remodel or finished basement solve the problem?
📍 Do you still love your neighborhood and location?
💰 What would it realistically cost to make your current home work?
🚚 What would it cost to sell, move and buy something different?
📈 And what could your current home realistically sell for in today's market?

Sometimes the answer is move.

Sometimes the answer is stay and improve.

And sometimes, after looking at all the numbers and options, the answer becomes pretty
obvious.

After 14 years of helping homeowners throughout Kansas City and Johnson County, I've learned that the best decision isn't always the one that involves a real estate transaction.

Sometimes the best advice is simply helping you figure out what makes the most sense for your home, your neighborhood and your next chapter.
