FULL TIME - Located in Shelby Township

Essential Duties and Responsibilities:
-Responsible for all aspects of apartment leasing including showing apartments, taking applications, qualifying residents, completing credit checks, preparing leases and deposits.

-Exemplifies outstanding customer service while maintaining and enhancing relations with prospects, residents, vendors, and coworkers.
-Effectively show the community and units to prospects. Apply product and market knowledge to clients’ needs by communicating features and benefits.

-Performs general office duties including answering the phone, making service request, completing follow-ups, filing, ordering office supplies and ensuring all leases are correctly formed.

-Ensure all maintenance repairs are handled satisfactorily by providing communication between the leasing office and maintenance team.
-Manages Wait List Applications and communications

-Process new applications, build applicant file, collect application documents, prepare welcome packets
-Schedules a move-in and move-outs with residents

-Manages Marketing and Advertising

-Making sure club house/offices look crisp & clean

Property Manager Position

We are a growing Real Estate Investment Company looking for a new team member for one of our

Macomb County locations. This position is for a Property Manager/Director of a 55+ independent senior community.

We are looking for someone who is an expert in property management, with excellent communication skills that can manage not only themselves but others as well. Experience with Senior properties would be a great addition but not required. This is a high paced environment and is looking for someone who is a self-starter and self-managed and can handle a multitude of tasks. We need someone who can delegate, follow up, and execute projects while maintaining day to day operations.

Essential Duties and Responsibilities:

• Managing monthly rent roll

• Screening and approving applications

• Fosters and maintains positive resident relations and excellent communications with all residents

• Is responsive to resident questions, complaints, concerns, and suggestions

• Manage marketing for the community

• Welcomes and shows apartments to prospective applicants

• Managing and creating Resident Calendar

• Creating and Managing the monthly budget for resident activities

• Creating and updating leases

• Making Bank Deposits

• Coordinate outside vendor bids and contractor quotes

• Assist management in renovations and remodels

• Managing any late pays, maintenance work orders and evictions

• Updating management software correctly and timely

• Monitor turnover of units

• Works with and help direct the Leasing Agent

Key Functions

• Motivate and hold accountable a team of employees including leasing and maintenance staff

• Ensure that all prospects, residents and family members have positive interactions with team members

• Responsible for the oversight and ex*****on of building operations

• Oversee budgeted financial expectations including rent collections, occupancy expectations, and expense guidelines

• Responsible for marketing, general management, and vendor hiring and relationships

• Responsible for Resident Activities and Community Events Calendar

Knowledge, Skills, and Abilities

• Minimum of 3 years’ experience in property management

• Exceptional customer service skills

• Strong Microsoft Excel skills and technical skills

Growing real estate investment company in Shelby Township, MI is searching for a full-time highly experience bookkeeper or financial controller. This person will work directly with the owners and will be responsible for all financial and accounting transactions for the parent company, multiple subsidiaries and joint ventures. The individual will join a team of hardworking, fun loving and forward-thinking individuals that work at being successful every day.

Our environment is fast paced and dynamic, so our ideal candidate is extremely organized, detail oriented, and has a high aptitude for effectively prioritizing tasks. The successful individual is dependable, trustworthy, and values accuracy and timeliness in their work product. The position requires a special attention to detail to understand the many layers of our business structure and relationships to effectively perform the accounting and financial functions.

Essential job functions:
-Daily accounting and monthly reconciliations for 20+ entities using QuickBooks desktop software
-Manage bank activity and cash flows
-Process payroll using ADP online
-Maintain and reconcile intercompany transactions
-Maintain budgets, projections, and variance analysis’s
-Prepare management reports and meet with owners monthly
-Calculate and issue financial analysis of the financial statements
-Periodically prepare and update entity tax projections
-Prepare asset, project, and investment reconciliations as needed
-Manage annual and interim reporting with multiple lenders
-Monitor compliance of various agreements with lenders, investors, and insurance companies
-Review insurance policy replacement values, requirements for lender agreements, and named insured
-Calculate variances from the budget and report significant issues to management
-Coordinate year-end tax reporting with tax preparers

Education and functional experience:
-Finance or accounting degree required
-Minimum 3-5 years’ experience in a bookkeeping and/or controller position
-Proficient using QuickBooks desktop
-Strong Microsoft Excel skills
-Ability to manage multiple projects simultaneously with superior attention to detail
-Highly motivated and results driven
-Evidence of well-developed interpersonal skills, maturity, and sound judgment
