What they are saying about today's housing market (AND WHY THEY ARE WRONG).

1. I'll wait to buy until mortgage rates go back down to 3%
- The simple truth is, that's not happening. The most likely scenario from just about every credible forecast out there is rates will hover around 6% for the rest of the year. Macomb home buyers will not see mortgage rates anywhere near 3%.

2. There's too many homes for sale, so I shouldn't sell right now
- Yes, the number of homes for sale has gone up this year. About 15% more in Macomb county to be exact. But the truth is the number of homes for sale has been historically low for so long, that even with the recent uptick we are still below historic norms and nowhere near having too many homes for sale.

3. Home prices are about to crash
- While home prices aren't increasing at the rate we saw in the post-COVID boom, Macomb county home prices are not falling. In fact, many areas are still seeing small increases in home values.

I wrote a spring home seller cheat sheet for selling your home in the Macomb area. Advice you probably won't hear from most real estate agents.

1. You don't need to take on a massive renovation. A deep clean and fresh paint often does more than a $30k remodel.

2. A well-priced home on day one almost always nets more than a series of reductions over 90 days.

3. 75% of buyer interest happens in the first 72 hours. Make sure your agent has a plan.

4. The strategy matters more than the market.

5. The agent who tells you exactly what you want to hear on day one might feel good at the moment. The one who tells you what you need to hear is the one who gets you the best result.

That's the cheatsheet.

1. If you're waiting for lower interest rates, that strategy might not work. Economists are pretty well-aligned that they do not expect mortgage interest rates to vary much in 2026. So while you wait for rate decreases that may not come - and you'll risk finding yourself in a market with more buyers and more competition for the best listings of homes for sale.

2. Spring usually means more buyers in the market, which leads to more competition for the best homes for sale. Getting ahead of the spring rush usually means less stress in the process.

3. Prices might go up, while you wait on the sideline. While you're waiting for better rates and warmer weather, the market generally improves as we head towards the spring and summer months. By the time you hit the market, you might be looking at higher home prices that cost you more money.
