With all the high winds we’ve been having… here’s some recommendations. Take a walk around your home and look at your roof for missing/damaged shingles, check gutters and downspouts to make sure they’re still intact. Look for any loose or missing sections of siding and downed tree limbs. If you see any damage make sure you call your homeowner insurance first to see if you have the coverage for any and all damages!

Dammit!

Let’s talk about ice dams. The homeowner removed the gutters for not only aesthetic reasons but also due to prior ice dams. To their chagrin they’re still getting them. This is all due to an imbalanced attic. The attic has less than 6 inches of insulation and majority of the soffit vents were blocked by the existing insulation. The heat loss and lack of air movement is causing the snow to melt and freeze at the roof’s edge albeit with or without gutters.

Ice dams can cause more than just water damage but also mold growth from the condensation beneath the Ice buildup. Those pesky dams also lets you know that your imbalanced attic also creates the potential of more mold growth during the other seasons but as well as premature deterioration of the shingles during the hot summer months from an attic that isn’t breathing.

Did you know that our state is in a drought? Crazy, right? With the dry ground weve been seeing more and more settlement concerns with our homes. When out looking for homes take a look out for settlement cracks. If you see cracks that have been tuck pointed and new cracks re-emerged it most often will let you know there’s still most likely active movement. In this household we also discovered window alignment are off at a couple windows and several windows have failed seals which in connection with the exterior cracks suggest movement. This would be a time to contact a structural engineer for further assessment or to continue on with your house search.

Transite Ducts at our current inspction in Sterling Heights.

Transite ductwork is a type of sub-slab HVAC ducting made from asbestos and cement, used from the 1950s through the 1980s, that poses health risks because it can release carcinogenic asbestos fibers when disturbed. These cement-asbestos pipes were placed under concrete slabs to deliver heat and are a concern for homeowners, particularly if deteriorated or during duct cleaning or renovations. Solutions include professional testing, encapsulation, or complete removal and replacement.

Investor looking to build a portfolio of bachelor party air bnbs. Found some inhabitants that were living free on room and board for a while. Each beam and most of the floor joists were eaten by termites. Keep an eye out for termite damage and termite mud tubes when viewing homes.
