These numbers represent the whole MIBOR area (13 counties surrounding Indianapolis). Things are slowing down a little bit and inventory is starting to creep back towards what we would consider a "balanced" market. We haven't had a balanced market in our area since 2016. History and trends (plus some folks way smarter than me) tell us that our market will feel the effects of a market shift in a more subtle and drawn out fashion, the ripples at the end of the splash!

So those buyers waiting for the bottom to fall out may be waiting longer than they think. There isn't much indication that we will see prices dip below where they were this time last year in the most drastic scenario, which is still significantly higher than they were the year before that. Theyre is more than indication however that interest rates will continue to climb, making any savings on the purchase price a moot point as increased rates would wipe out any payment relief. I've seen a couple lenders say it and think it bears repeating: you marry the house, you date the rate.

On the other side of the coin, if you have been thinking of selling it is imperative that you get your game plan together yesterday not tomorrow. The days of slapping a sign in the yard and expecting 20 offers by end of the day are behind us, but with a sound plan and analysis in hand, success can still be had. Skill, preparation, and attention to details are now required to get the most out of your home. Make sure your Realtor is working in the 2022 market, not the 2020.
