Shelbyville Ranks Among Tennessee’s Fastest-Growing Cities
Shelbyville continues to see steady population growth, ranking among Tennessee’s fastest-growing municipalities with populations exceeding 20,000 residents.
According to new estimates from the Tennessee State Data Center, Shelbyville’s population grew from 23,543 in 2020 to an estimated 26,146 in 2025. The increase of 2,603 residents represents an 11.1% growth rate over the five-year period.
That growth places Shelbyville 10th among Tennessee cities with populations over 20,000, according to the state’s latest population estimates. The cities ranking immediately ahead of Shelbyville include Oak Ridge, which posted 12.7% growth, and Murfreesboro, which grew by 12.0% during the same period.
Researchers noted that Shelbyville’s growth reflects broader trends across Middle Tennessee, where communities within commuting distance of Nashville continue to attract new residents. The Tennessee State Data Center specifically highlighted Shelbyville as an example of a community benefiting from lower housing costs while remaining accessible to major employment centers such as Nashville and Murfreesboro.
The report noted that median housing costs in Shelbyville are approximately 30% lower than those in nearby larger markets, a factor that may be attracting residents seeking more affordable housing options.
Among Tennessee’s fastest-growing cities since 2020, Lebanon led the state with 38.8% growth, followed by Gallatin at 22.8% and Spring Hill at 21.0%.
The continued population increase underscores Shelbyville’s role as one of Middle Tennessee’s growing communities as development and population growth continue to expand beyond the Nashville metropolitan area.
