Lincoln County, here's your 30 Day Housing Market Update:

Still showing signs of a balanced market transitioning into a seller's market. Inventory has decreased slightly. Houses are selling almost 30% faster. However, median sales prices have decreased, showing that there is some buyer resistance.

Overall, we may see the trend continue dip further into Seller territory, with shorter days on the market, higher sales, and possibly multiple offer situations.

Q: What are some lessons you've learned while being a Realtor?

A: 1) Never focus on the money. People's lives are about to be changed in a meaningful way. They need your help and guidance more than you need a commission check.

2) It is almost purely a relationship business. You have to be vulnerable when you don't feel like it, a shoulder for your clients to cry on, and celebrate them along their real estate journey.

3) Starting out is slow. Do not expect to be making a lot of sales in the beginning. Your success in real estate depends on your network. Bigger, valuable network = bigger chances of success

4) Be so good at what you do as a realtor that new clients come to you versus you hunting them down.

5) Real Estate is very competitive. In Lincoln County alone, there are roughly 934 realtors who serve the area. Figure out what makes you uniquely stand out amongst everyone.

Lincoln County, here's your 30 Day Housing Market Update:

Lincoln County has dipped into Seller's Market territory. Inventory has slightly increased, but still remains below balanced market levels. Median sales have not changed much. Days on market have slightly increased by about a week.

How do interest rates look today?

Early in March we saw a significant increase in interest rates. This is due to the ongoing conflict in Iran, and the closure of the Strait of Hormuz.

The Strait of Hormuz is a channel in the Middle East where "about 20% of the world's oil and liquefied natural gas (LNG) usually passes through..." The closure of the Strait has lead to energy prices to increase. When energy costs increase, inflation increases. Since mortgage rates are very sensitive to inflation rates, mortgage rates have increase in response.

While a two-week ceasefire agreement by the US and Iran on Tuesday has lead to a slight decrease in interest rates, this is only temporary. Expect rates to remain volatile in the coming weeks.

Q: What are closing costs?

A: Closing costs are all the costs associated with buying a home. These costs usually include items such as your down payment, loan origination fees, appraisals, etc.

Your lender is required to provide an estimate of all the closing costs so you know what to bring to closing beforehand.

Closing costs can be negotiated. There are a few scenarios that can happen:

1) The buyer pays for all closing costs
2) The buyer and seller both pay a portion of the closing costs
3) The seller pay for all closing costs

It's very possible that if you do not have to pay for a down payment and the seller agrees to pay for all closing costs, that you do not have to pay anything at closing.
