What a super fun day at the Thurston County REALTORS® Annual Golf Tournament! Swung my first non mini golf club today (not a pro, fyi).
We hosted the breakfast table, "Wake Me Up Before You Go-Golf" which got great reviews and the theme was totally rad.
Being an 80s baby, slightly disappointed at the lack of neon in my wardrobe...🤔

Sellers, this one's for you (and the brokers who love them 💕)!

If there are any known liens on a property, it is SO much better to address them before listing rather than scrambling at closing.

Here's why:

⏰ Resolving liens takes time. Sometimes a lot of it.
📉 Surprises at closing can kill deals or cause delays that cost everyone money.
😤 Stressed buyers + stressed sellers = not a fun closing table.

As a broker, asking your sellers upfront about any outstanding debts tied to the property is one of the best things you can do for a smooth transaction.

Okay brokers, pop quiz! 📝💕 Do you know what a preliminary commitment actually IS?

A preliminary commitment (or "prelim") is the title company's report showing:

✅ Who currently holds title to the property
✅ Any liens, encumbrances, or exceptions attached to it
✅ The conditions that need to be met before we can insure the title

Think of it as the property's background check. 🔍

Reviewing the prelim early in the transaction is SO important. It tells you exactly what you're working with before you get to the closing table.
