Coming Soon | 60 Shinnacock Trail, Shelton

The owners bought it eleven years ago. Every year since, they’ve made it a little better — modernized without erasing the character, opened it up without losing the warmth.

Two beds. Two baths. 1,496 square feet. Stone fireplace. Sunroom entry. Formal dining. Hardwoods throughout.

One of the largest corner lots in Pine Rock Park — a neighborhood where lot size is usually the trade-off. Not here. This property boasts a fully fenced backyard, fire pit, tucked garage, and extra parking.

Minutes to Route 8 and I-95

The kind of starter home that doesn’t feel like a starting point.

Coming Soon | 19 Hawley Road, Shelton

Some homes are built for resale. 19 Hawley isn’t.

Tucked at the end of a quiet cul-de-sac in Huntington on just over an acre — backed by 25.47 acres of city-owned land that will never be built on.

The home itself is 3,400 square feet. Five bedrooms. Room to spread out. But what makes it special isn’t the lot or the square footage — it’s that you’re getting both, with municipal water and sewer, at a tax bill lower than almost anything in Fairfield County.

Fifty minutes to New York. Fifteen to Fairfield Metro, then just over an hour to Grand Central.

You’d never know any of that from the backyard.

“No deal” is better than a bad deal.

Most people only talk about the exciting part of buying a home.
But sometimes protecting your client means knowing when to walk away.

If you’re navigating a real estate decision, I’m always happy to help.

Over 4,000 sq ft… and property taxes just under $9,000/year.

Not a typo.

In many Fairfield County towns, a home of this size could carry annual taxes in the $20K–$30K+ range — which has a significant impact on your monthly payment and long-term cost of ownership.

It’s one of the most overlooked and most important factors when purchasing a home.

Luxury isn’t just about finishes. It’s also about financial efficiency.

Mortgage rates just dipped to 5.75% — the lowest we’ve seen in nearly 3 years — and for Connecticut buyers, that’s a big deal.

Lower rates don’t just mean a smaller monthly payment.

They mean more buying power or more money staying in your pocket.

💡 On a $900,000 home, that rate shift can mean hundreds per month in savings — for the exact same house.

💡 Same comfort level. More home.

💡 Or the same price point with real breathing room in your budget.

If 2026 is your year to buy, getting prepared now puts you ahead of the curve. When rates drop, buyer demand comes back fast — and the people who win are the ones who already know their numbers.

🎄The Holiday Homebuyer(s)🎄

•Comment HOLIDAY for listing info•

Ever heard the old advice: “Wait until spring to sell—nobody buys during the holidays”?

It’s a common phrase, but like much real estate “wisdom,” it’s not one-size-fits-all. The truth? Real estate is *hyper-local*. What holds true nationally doesn’t always apply here in Fairfield County, where low inventory (still hovering around just 2.5 months of supply) meets persistently strong buyer demand—even in December.

Sure, some segments slow down: families with school-aged kids often slow their search to focus on holiday hosting, school events, and creating traditions at home. Relocating executives tied to year-end corporate moves might hit pause too. But beyond those groups? There’s a MASSIVE pool of motivated buyers still actively touring properties and writing offers—empty-nesters, out-of-state transferees, investors, and those who simply can’t wait for the “perfect” season because the right home won’t.

Example: This beautiful property I showed recently. Four inches of fresh snow on the ground, holiday prep in full swing... yet as I pulled up with my clients, there was already a line of serious buyers waiting to get inside. No casual window-shoppers here—these are the committed ones, that see past the weather because when the right home hits the market, timing takes a backseat.

In today’s market, Holiday Homebuyers aren’t distracted—they’re decisive. Less competition from listings means more attention on yours, and these buyers often move quickly to close before year-end.

This is the new reality: In my opinion, agents who stay attuned to local trends, inventory shifts, and buyer psychology are the ones best equipped to guide sellers (and buyers) to success—no matter the calendar.
