Ever heard the old advice: “Wait until spring to sell—nobody buys during the holidays”?
It’s a common phrase, but like much real estate “wisdom,” it’s not one-size-fits-all. The truth? Real estate is *hyper-local*. What holds true nationally doesn’t always apply here in Fairfield County, where low inventory (still hovering around just 2.5 months of supply) meets persistently strong buyer demand—even in December.
Sure, some segments slow down: families with school-aged kids often slow their search to focus on holiday hosting, school events, and creating traditions at home. Relocating executives tied to year-end corporate moves might hit pause too. But beyond those groups? There’s a MASSIVE pool of motivated buyers still actively touring properties and writing offers—empty-nesters, out-of-state transferees, investors, and those who simply can’t wait for the “perfect” season because the right home won’t.
Example: This beautiful property I showed recently. Four inches of fresh snow on the ground, holiday prep in full swing... yet as I pulled up with my clients, there was already a line of serious buyers waiting to get inside. No casual window-shoppers here—these are the committed ones, that see past the weather because when the right home hits the market, timing takes a backseat.
In today’s market, Holiday Homebuyers aren’t distracted—they’re decisive. Less competition from listings means more attention on yours, and these buyers often move quickly to close before year-end.
This is the new reality: In my opinion, agents who stay attuned to local trends, inventory shifts, and buyer psychology are the ones best equipped to guide sellers (and buyers) to success—no matter the calendar.
