One of the most awkward parts of being a home inspector is when something decides to fail while you’re there.

In this video, I’m showing a furnace that had been recently serviced and showed no signs of leaking when I arrived. By the time I was wrapping up the inspection, there was a significant amount of water on the floor.

It’s a good reminder that sometimes things break during an inspection—not because the inspector did anything wrong, but because systems are finally being operated, tested, and put through their normal functions. Many homes sit vacant, have intermittent use, or have components that are right on the edge of failure.

The timing can make it look suspicious, but in reality, finding these issues before closing is exactly why inspections are valuable.

The good news? This one appears to be a relatively simple repair and was discovered before my client moved in.

Sometimes the house just decides it wants one more thing added to the inspection report.

One of the most common problems I see—and one of the most preventable—is failing to keep water away from the foundation.

In this video, a downspout was discharging right next to the home instead of carrying water away. Over time, repeated saturation of the soil likely contributed to settlement and visible foundation cracking.

Water around the foundation can lead to:
• Soil movement and settlement
• Foundation cracks
• Moisture intrusion into basements or crawlspaces
• Uneven floors or sticking doors/windows

After inspecting hundreds of homes, you start to develop a sixth sense.

Sometimes something just doesn’t look right… and that’s when experience matters.

In this video, a small clue told me to look a little closer—and it led to finding a leaking shower that could have easily gone unnoticed.

Sometimes taking care of my clients means going a little out of the way.

In this case, I had an inspection scheduled with a big snowstorm moving in. Instead of risking not being able to evaluate the roof, I stopped by a couple days early—between other inspections—to get up there while I still had the chance.

That extra effort paid off. I was able to identify significant damage that would have been completely hidden once the snow hit.

Roof conditions are a major part of the home, and when they’re covered, important issues can easily be missed. Getting ahead of it ensured my client had the full picture before moving forward.

We hear it all the time—new construction homes are more efficient than ever.

Well… I may have just found the most efficient house in Wyoming.

This older home took efficiency to a whole new level. In one small, nonconventional bathroom, they managed to include:
• The crawlspace access
• The shower
• The attic access
• The toilet
• The main sub panel

Honestly, it’s impressive.

Why walk all over the house during an inspection when you can just stand in one spot and get most of it done? Crawlspace? Right there. Attic access? Right there. Electrical panel? Right there. Plumbing? Obviously covered.

It’s the ultimate time-saving design… or something like that.

All jokes aside, this is a good reminder that “creative” doesn’t always mean functional—or safe.

Every home has a story. Some just happen to be funnier than others.

Attic ventilation is one of the most overlooked—and most important—parts of a home.

In this video, I’m showing what can happen when intake and exhaust ventilation aren’t working together properly. Instead of pulling fresh air from the soffits (intake), the system starts pulling air from wherever it can—even from inside the attic itself.

When that happens, it can:
• Displace or pull insulation out of place
• Reduce the effectiveness of your insulation
• Trap heat and moisture in the attic
• Shorten the life of your roof

Ventilation isn’t just about having vents—it’s about having the right balance between intake and exhaust.

When it’s done right, it helps regulate temperature, control moisture, and protect the entire roofing system. When it’s not, it can lead to bigger issues over time.

This is something I check on every inspection, and it’s often an issue even in newer homes.

On the surface, it might not look like a big deal. But when siding is too close to the ground or soil is sloped toward the home, it creates a direct path for moisture.

Over time, this can lead to:

• Increased risk of mold and wood rot
• Potential foundation movement or damage

The frustrating part is that this is one of the most preventable issues I see—and one that can become very costly if not addressed early.

Proper clearance from grade and ensuring the ground slopes away from the home are simple details that make a big difference in protecting the structure long-term.

💧 Melting Snow = Perfect Time to Check Your Home

With snow melting today, it’s a great opportunity to see how your home actually handles water. Take a walk around and watch what’s happening in real time.

Are your gutters flowing properly? Are downspouts carrying water away from the house? Is water draining away from your foundation, or pooling next to it?

This is when issues show themselves. Poor drainage, missing extensions, or improper grading can lead to moisture intrusion, crawlspace issues, and even foundation damage over time.

A quick check today can help prevent expensive problems down the road.

New construction doesn’t mean perfect.

One of the most common things I hear is, “It’s brand new, so we should be good.” And from the outside, a lot of these homes look great. Clean finishes, fresh paint, everything shiny and new.

But I can tell you from experience—I’m never surprised by what I might find.

Even in homes that show well at first glance, there are often defects hiding behind the scenes. Missing insulation, improper roof details, plumbing issues, electrical concerns, or things that were simply overlooked as crews move fast to get a home finished.

The reality is, a lot of different trades are involved in building a house, and things get missed. It happens.

That’s why a professional inspection is still a smart move, even on new construction. It gives you a clear picture of what’s been done well—and what may need attention before you move in.
