Ruby Valley Real Estate Market Update | June 8โ€“15, 2026

As we move into mid-June with the summer solstice just around the corner, the Ruby Valley real estate market continues to see steady activity across a variety of property types.

This past week brought four new listings, including two land parcels in Sheridan, a single-family home in Silver Star returning to the market with a significant price adjustment, and a commercial property in Sheridan. We also saw two homes in Sheridan go under contract, along with two closed sales featuring a tract of land in Alder and a historic Victorian home in Twin Bridges.

One of the strengths of the current market is the range of opportunities available to buyers. Whether you're looking for vacant land, a residential home, acreage, or a commercial investment, inventory remains diverse across the valley.

As we approach the midpoint of the year, many buyers and sellers begin evaluating whether their housing goals are still on track for 2026. For some, that means making a move before fall schedules return. For others, it's taking advantage of current market conditions while inventory and options remain available. This seasonal checkpoint often prompts important real estate decisions, making June an active and meaningful month in the market.

Looking for a fun way to kick off your weekend in the Ruby Valley while supporting a great community project?

Join us this Friday, June 12 at 5:30 PM at The Stockman in Sheridan for the Raise the Flag fundraiser benefiting the new flagpole at the Madison County Fairgrounds. The Stockman generously donated the 35-foot flagpole, and this event will help contribute to the project cost.

Enjoy a Horse Soldier Bourbon tasting, burgers from 5L Meats, raffle prizes, and a silent auction featuring some fantastic items. I was happy to donate a patriotic YETI cooler to the auction, with all proceeds going directly toward the fundraising effort.

It's shaping up to be a great evening of good food, cold drinks, and fantastic company. Hope to see you there!

Ruby Valley Real Estate Market Update | June 1โ€“8, 2026

The first full week of June brought steady activity to the Ruby Valley real estate market, with two new listings, one pending sale, and one closed transaction.

New to the market this week were a home on acreage up Mill Gulch outside the Laurin area and a commercial opportunity in Sheridan, currently the Sheridan Bakery. We also saw a property in the Laurin area go under contract, while the week's closed sale was a single-family home on 20 acres in the Two Rivers subdivision outside of Twin Bridges.

As we settle into June, the Ruby Valley begins welcoming more seasonal visitors, travelers, and prospective property owners exploring Southwest Montana. Increased tourism brings additional attention to our communities and often introduces new buyers to the area's lifestyle, recreational opportunities, and real estate offerings.

For sellers, this can be an excellent time to consider entering the market. Properties are showcasing well with green landscapes and longer daylight hours, while increased activity throughout the valley creates more opportunities for buyers to discover what makes this area such a special place to live, work, and invest.

Ruby Valley Real Estate Market Update | May 25 โ€“ June 1, 2026

The final week of May brought much-needed rain showers to the Ruby Valley, along with several exciting new opportunities for buyers entering the market.

New inventory included a beautiful creek-front property on acreage in Sheridan, a versatile 40-acre property south of Sheridan with broad appeal to a variety of buyers, and a newer-construction (2018) home in Sheridan offering an attractive price point within today's market.

We also saw one closed sale in Twin Bridges, continuing the steady pace of activity throughout the valley.

One of the encouraging trends we're seeing is the diversity of available inventory. Buyers currently have opportunities spanning residential homes, acreage properties, commercial offerings, investment opportunities, and vacant land. This variety provides options for a wide range of goals, whether you're looking for a primary residence, recreational property, business location, or long-term investment.

As we move into June, sellers continue to pay close attention to market conditions. Properties that are thoughtfully priced, professionally marketed, and well-prepared for showings are generating the strongest interest and achieving the best results. Buyers remain active, but they're also selective, making presentation and pricing more important than ever.

With Twin Bridges already out for the summer and Sheridan wrapping up its final days of school this week, the Ruby Valley is settling into its summer rhythm. Longer days, greener landscapes, and increased travel throughout Southwest Montana often bring renewed attention to the market, making this an exciting time for both buyers and sellers.
