♥️YOUR HOME SHOULD BE YOUR SANCTUARY ♥️

Home. Home is where your heart is. Home is where your story begins. Home is what you make it. Home is wherever you are. Home is… Home is…?

Home is a lot of things and it exists in a million places. We spend much of our life just trying to feel at home, trying to find a place to belong and fit in. Sometimes home is something we can only find inside ourselves, which translates to being at home with who you are.

Sometimes we find our home in nature, out among the wild forest, ocean waves, and mountain views. Sometimes we find home in another person, someone who makes us feel safe, secure, and loved for who we are. But most often, Home is referred to as a place, a physical place where you belong.

Allow me to help you find your sanctuary 🥰

A Smaller 🏠 Could Be Your Best Option 🤔

Many people are reaching the point in their lives when they need to decide where they want to live when they retire. If you’re a homeowner approaching this stage, you have several options to explore

1️⃣ Move into multigenerational home with loved ones.

2️⃣ Stay in your current house. Multigenerational living is rising in popularity, but it isn’t an option for everyone.

3️⃣ There’s a third option though, and for some, it’s the best one:
✅ Downsizing

When you sell your house and purchase a smaller one, it’s known as downsizing.
Sometimes smaller homes are more suited to your changing needs, and moving means you can also land in your ideal location.
In addition to the personal benefits, downsizing might be more cost effective, too.
👌🏼Lower utility costs.
👌🏼Insurance and property taxes — as well as investment returns on the proceeds — can also improve the bottom line.”

Downsizing is still cost effective today, even when mortgage rates are higher than they were a year ago, is the record-high level of equity homeowners have.

Leveraging your equity when you downsize can lower or maybe even eliminate the mortgage payment on your next home.
So, not only is the upkeep of a smaller home likely more affordable, but leveraging your home equity could make a big difference too.

Contact me today to go over how much equity you may have in your current home and what options it can provide for your next move.

Bottom Line

If you’re a homeowner getting ready for retirement, part of that transition likely includes deciding where you’ll live. Let’s connect to go over your options and explore your downsizing opportunities.

Should You Consider Buying a Newly Built Home?

If you’re thinking about buying a home, you might be focusing on previously owned ones. But with so few houses for sale today, it makes sense to consider all your options, and that includes a home that’s newly built.

The Number of Newly Built Homes Is on the Rise While there are more houses for sale right now than there were at this time last year, there’s still a historically low number of homes available on the market.

One reason for that is years of underbuilding—meaning there haven’t been enough new homes built to keep up with demand.

Should You Buy a Brand-New Home?

The best way to decide what type of home to buy is to connect with me as your trusted real estate professional who can help you weigh the pros and cons of each option. I know which homes are available in your local market, and which builders might be offering incentives that make sense for you.

Bottom Line
Even though there aren’t a lot of homes for sale today, new home inventory is on the rise, and many builders are offering incentives. Let’s connect! I can help you weigh the pros and cons of shopping for a new home versus an existing one.

Why It's Easy To Fall in Love with Homeownership

No matter how the housing market changes, there are some things about owning a home that never change—like the personal benefits it can provide.

When you own your home, you likely feel a sense of attachment because of the comfort it gives and also because it’s a space that’s truly yours.

Over the last few years, we’ve fully embraced the meaning of our homes as we spent more time than ever in them. As a result, the emotional benefits our homes provide have become even more important to us.

As the most recent State of the American Homeowner from Unison puts it:
“. . . one thing has stayed the same: the home continues to be of the utmost importance and a place of security and comfort.”

The same study from Unison notes:

* 91% of homeowners say they feel secure, stable, or successful owning a home

* 64% of American homeowners say living through a pandemic has made their home more important to them than ever
It’s no surprise this study also reveals that homeowners now love their homes even more as our attachments to them have grown:

The National Association of Realtors (NAR) also explains:
“In addition to tangible financial benefits, homeownership brings substantial social benefits for [households], communities, and the country as a whole.”
In other words, not only does owning a home build your net worth over time.

Bottom Line
Whether you’re thinking of buying your first home, moving up to your dream home, or downsizing to something that better fits your changing lifestyle, I can help you finding the key to unlocking the door to a home you can truly fall in love with 💞

Number of Homes for Sale Up from Last Year, but Below Pre-Pandemic Years

The biggest challenge in the housing market right now, and likely for years to come, is how few homes there are for sale compared to the number of people who want to buy.

That’s why, if you’re thinking about selling your house, this is a great time to do so. Your house would be welcome in a market that has fewer homes for sale. It is still 43.2% lower than it was before the pandemic in 2017 to 2019. This means that there are still fewer homes available to buy on a typical day than there were a few years ago.”
The graph shows how today’s inventory of homes for sale compares to recent years:

What Does This Mean for You??

Fewer homes for sale means buyers have fewer choices than they did prior to the pandemic—and that frustration is leading some to give up on the homebuying process altogether. But with mortgage rates sitting lower than they were at the peak last fall, more buyers are willing to come back into the process—they just need to find homes to buy.

This is welcome activity for the spring market, especially if you’re thinking of selling your house.

“Home buyers are edging back into the market after being sidelined last year . . .”
So, if you want to take advantage of a sweet spot in the market, this spring could be your shot.

Bottom Line
The housing market needs more homes for sale to meet the demand of today’s buyers. If you’ve thought about selling, now’s the time. Let’s connect and get ready to make a move this spring.

Lower Mortgage Rates Are Bringing Buyers Back to the Market 💪🏼😎

As mortgage rates rose last year, activity in the housing market slowed down. And as a result, homes started seeing fewer offers and stayed on the market longer.

mortgage applications increased last week by 7% compared to the week before. So, if you’ve been planning to sell your house but you’re unsure if there will be anyone to buy it, this shift in the market could be your chance.

Here’s what experts are saying about buyers returning to the market:

“Mortgage rates are now at their lowest level since September 2022, and about a percentage point below the peak mortgage rate last fall.
As we enter the beginning of the spring buying season, lower mortgage rates and more homes on the market will help affordability for first-time homebuyers.”

“We expect the labor market to remain robust, wages to continue to rise—maybe not at the pace that they did during the pandemic, but that will open up some opportunity for folks to enter homeownership as interest rates stabilize a bit.”

“Homebuyers are waiting for rates to decrease more significantly, and when they do, a strong job market and a large demographic tailwind of Millennial renters will provide support to the purchase market.”

Bottom Line
If you’ve been thinking about making a move, now’s the time to get your house ready to sell.

The 3 Factors That Affect Home Affordability.

1. Mortgage Rates
Mortgage rates shot up to over 7% last year, causing many buyers to put their plans on hold. But things are looking different today as rates are starting to come down.

2. Home Prices
The second factor at play is home prices. Home prices have made headlines over the past few years because they skyrocketed during the pandemic.

3. Wages
The final component in the affordability equation is wages. The graph below uses data from the Bureau of Labor Statistics (BLS) to show how wages have increased over time:

Bottom Line
If you have questions, feel free to contact me to explore your options. You may be closer to owning a home than you think.
