Sometimes you don't spot perfection at first glance. We saw this unit weeks ago and passed on it because it looked so dated. But we went back after realizing that any property can be rehabbed but you get a shot at a location like this hardly ever.

As my birthday approaches on Christmas Day (after all of these years, I am still ecstatic about that), I'm using a lot of this time to do some self-reflection and self-care.

I realize that although I still have some huge goals and aspirations ahead, I can be grateful for all the little victories. I am eating better and workout regularly. I have a remarkable network of people in my life both personally and professionally. I still have both my parents who are now in their 90's "Remarkable". My spiritual journey; all those who support me and that my foundation is solid enough that others can also lean on me. And to recognize that today represents a new and fresh opportunity.

With this surge of gratefulness, I express to you Merry Christmas and the Happiest of all of your Holidays. I hope you're grateful too.
