Sherman just got $300,000 in federal funding — and it’s going toward the parts of this city that need it most.

This money comes through a Community Development Block Grant and will support local nonprofits like Habitat for Humanity, improve parks, and continue clearing blighted and unsafe properties across Sherman. About $60,000 goes directly to nonprofits. The rest helps tear down abandoned structures and open those lots up for new homes and future investment.

City leaders say programs like this have already helped create hundreds of buildable lots — especially on the east side of Sherman.

That’s not just a feel-good story. That’s real infrastructure for growth.

If you're thinking about selling your Sherman home, the first thing you need to know is how long it's actually going to take.

The answer depends almost entirely on your price point.

Right now in Sherman, well-priced homes in the $200k–$350k range are moving in two to four weeks. Some faster. Price it right, present it well, and you'll have activity quickly.

Move up into the $400k–$500k range and you're looking at 45 to 60 days on average. That's not a red flag. That's just a smaller pool of qualified buyers at that price point.

What kills deals? Overpricing out of the gate.

You get your best window in the first 10 days on the market. If you waste it with a price that doesn't match reality, you're restarting with a stigmatized listing. Almost every home that sits too long is a pricing story, not a demand story.

Sherman is actually fixing its roads the right way.

Instead of patching one street and moving on, the city just launched “One Clean Sherman” — a program that improves entire neighborhoods at once. We’re talking dumpsters for residents, abandoned vehicles removed, code violations addressed, and paving crews coming in after the neighborhood is already cleaned up.

City leaders say road repairs are the number one thing they hear about from residents. This program is designed so that when crews leave, the whole neighborhood feels different — not just one block.
