Rock Creek Resort Market Update (Last 90 Days) ⛳️📈

If you’ve been keeping an eye on land in Rock Creek or Rock Creek West, there’s been some activity over the last 90 days. A major driver behind the current numbers is the recent addition of Rock Creek West onto the MLS, which has expanded the available inventory for buyers looking in the area. Right now, we’re sitting at 226 active lots, with 7 currently pending and 41 closed sales completed over the past three months.

Looking at the numbers behind the market, list prices vary widely depending on location and lot type, but the average closed sale price over the last 90 days landed at $63,377 with a median of $45,900. Interestingly, out of those 41 closed sales, 14 lots sold under $40k, while only 5 lots fetched over $100k. Overall, lots have been closing at an average of 79.7% of list price, showing that buyers are finding room to negotiate off asking prices as options increase across both original Rock Creek and the new Rock Creek West sections.
