Look, I can’t compete with cleavage! That’s a battle I lost before it started.

but while everyone else is distracted, I’m the guy checking the roof, reading the inspection report, negotiating repairs, and making sure you don’t overpay for a house with a 30 year-old furnace and a roof that’s missing shingles.

It's crazy how many buyers don't get third party home inspections when buying new construction. Don't bank on the builder warranty to save you, so many construction issues don't show themselves until the warranty expires anyway.

Don't f**k this up, get a home inspection even when you're buying a brand new house!

Pricing based on what a website says is an expensive strategy! If it's not accurate (News Flash, it usually isn't) then you'll end up pricing it wrong and either lose money, or more likely be listed too high and you end up staying on the market for an extended period of time. Which is also costly!

North Portland is picking up. More homes hit the market this month, but buyers didn’t miss a beat. Homes are selling much faster, and closed sales jumped too, which tells me demand is still strong out there.

No surprise really. North Portland has a vibe all its own. St. Johns, Cathedral Park, old-school character, great food, and easy access to the river. It’s one of the most unique pockets of the city.

Hillsboro and Forest Grove are staying busy. More homes came on the market this month, but buyers kept pace. Homes are selling a bit faster, and closed sales saw a big jump.

No surprise there. This area keeps drawing people in with newer neighborhoods, wineries nearby, easy Intel access, and a little more room to spread out. You get that small-town feel without giving up the everyday convenience.

Sherwood, Tigard, and Tualatin are definitely picking up. More homes came on the market this month, but buyers didn’t slow down. Homes are selling faster, and closed sales jumped quite a bit too.

It’s easy to see why people keep landing here. Great schools, bigger lots, tons of parks, and just enough space to breathe while still being close to everything. Suburban living at it's finest.
