Dana Lewis, Realtor at Live Laugh Illinois Real Estate Group A little about me... Born and raised in Southern Illinois, I had the advantage of growing up in a small community and building strong relationships.

As a young adult, I ventured out and lived in multiple states and larger cities, from Orlando FL, Kansas City KS, Chicago IL, Fort Wayne IN, and St Louis MO. I have lived in tiny spaces, great neighborhoods, thriving communities, as well as rural. I have owned 2 homes all by myself. My first home was in a great neighborhood in O'Fallon, IL where I lived for 8 years, and my next was a loft on the 1

1th floor of a 12 story building right in the heart of downtown St Louis, MO. Most of my career has been spent in the Beauty industry working for a national retailer/salon company in management, training, & education. I have owned my own salon business for over 10 years, and I am also very involved in health & wellness, specifically yoga. I love working with people & helping find solutions to their wants, needs, and goals, which is ultimately what lead me into Real Estate. Whether you are new to the area, looking for a change, a first-time home buyer/seller, or a seasoned buyer/seller I would love to connect! Feel free to reach out!

Dreaming about buying a home this summer?

Here's the thing about that feeling: it doesn't have to stay a dream.

Buying feels really big until you break it down. And once you do, it starts looking a lot more like a doable next few months than a distant someday.

Five steps. That's it.

1) Get clear on your number. 2) Get pre-approved (not just pre-qualified). 3) Figure out what you actually need vs. what you think you want. 4) Find an agent you trust. 5) Start living like a homeowner now.

Did you know? 88% of buyers who recently purchased a home financed it. Understanding your financing options before you start shopping is one of the most important moves you can make.

The summer bucket list doesn't have to go on hold, the block parties don't have to wait, you can do all of it and take the first step.

We break down all five steps in this month's blog.

To every dad who made home feel like home.

The one who had a ""spot."" Who knew exactly how to fix the thing no one else could figure out. Who grilled like it was a professional sport. Who made you feel like wherever he was, that was where you wanted to be.

To the dads, stepdads, grandpas, bonus dads, dog dads, father figures, and the men who showed up when it mattered most, thank you.

Home is a feeling before it's an address. And a lot of us learned that from him.

Happy Father's Day. 🙌

Freedom is the foundation everything else is built on.

Today we honor Juneteenth, the day in 1865 when the last enslaved people in America finally received word of their freedom. A day that was long overdue, and one that deserves to be remembered and celebrated with intention.

We also know that the history of homeownership in this country is tied to the history of freedom in ways that are still being felt today. Access to stable housing, to building equity, to putting down roots in a community of your choosing: these things matter. They have always mattered.

Today we remember. We honor. And we recommit to the belief that everyone deserves a place to call home. 🖤❤️💚

June has a way of making everything feel possible.

And for a lot of people, somewhere between the block party invites and the summer bucket list, a thought creeps in: what if this is the year I actually do it?

This month's Thrive at Home blog breaks down exactly how to go from dreaming about a home to owning one. Without putting your whole summer on hold to do it.

Five steps. Very doable. Genuinely good read.

✅ Get clear on your number ✅ Get pre-approved (not just pre-qualified) ✅ Figure out what you actually need vs. what you think you want ✅ Find an agent you trust ✅ Start living like a homeowner now

The summer doesn't have to wait. Neither does the dream.

If a move is even remotely on your radar this year, June is a good time to start.

The buyers who are serious right now are already pre-approved and already working with agents. The homes they're choosing are the ones that look like they've been loved. Consistent maintenance, clean exteriors, no deferred repairs waiting to become a negotiating point.

Did you know? Agent-assisted homes sold for a 18% more last year, compared to homes sold without an agent.

The right prep, the right agent, the right order of operations. That's the difference between leaving money on the table and walking away with what your home is actually worth.

We can help you figure out what that looks like for your home. Reach out anytime. 🏡

Hot take: the worst time to find out your AC isn't working is July.

The best time to get it serviced? Right now, before every HVAC tech in town is booked out three weeks and sweating through their shirt, same as you.

A quick tune-up in June costs a fraction of an emergency call in August. And if it's been more than a year since anyone looked at it, it's time.

Swap the filter. Clear the area around the outdoor unit. Call your person before the waitlist gets painful.

Thinking about buying this summer?

Here's something most buyers don't realize until it's too late.

The homes that show the best in June? They were prepped in May. Consistently maintained homes sell for up to 10% more than comparable homes with deferred maintenance, and they spend fewer days on market.

Which means the condition of a home tells you a lot about how it was owned.

Walk the exterior. Check the gutters. Look at the landscaping. Ask when the HVAC was last serviced.

A well-maintained home isn't just prettier. It's a better investment.

Did you know? 86% of home inspections find something that needs to be fixed, and buyers who negotiate based on those findings save an average of $14,000 off the final sale price.

Knowing what to look for and how to act on it makes all the difference.

Memorial Day is a reminder that the freedoms we enjoy, including the freedom to put down roots, build a life, and call a place home, came at a real cost.

We're grateful.

To all who served, and to the families who carry that sacrifice with them: thank you. 🇺🇸
