The most common reason people sell their home has nothing to do with the market.

According to NAR, 23% of sellers last year moved to be closer to family and friends. Not because rates were perfect. Not because the timing was ideal. Because life was pulling them somewhere else and they decided to follow it.

That's the interesting thing about a move. The best ones usually start with wanting something more than what you have right now, like more space, community, and more of the people who matter.

It’s the neighborhood that fills up with lawn chairs and people you’ve somehow never formally met. The block that smells like charcoal and sunscreen. The sound of fireworks echoing through warm summer air long after the sun goes down.

Before you leave for vacation, do one thing: walk through your house looking for water.

Under the sinks. Around the base of the toilets. Near the water heater. A slow drip you ignore on a Tuesday in July can turn into a very bad Friday in September.

Takes 10 minutes. Saves a lot more than that.
