California’s housing market showed renewed signs of strength in April, as home sales posted their first year-over-year gain of 2026 and prices climbed to a new statewide record high. Improving buyer activity earlier in the spring, supported by temporarily lower mortgage rates and modest gains in consumer sentiment, helped offset weakness observed at the start of the year. At the same time, inventory conditions remained relatively tight, while the record-high median price appeared to reflect a larger share of higher-priced transactions rather than broad-based appreciation. However, mortgage rates have since moved back to their highest levels in several months, which could temper buyer demand and create additional headwinds for housing activity in the coming months.

EDCAR was proud to be represented at the recent Broker Summit, where 2026 EDCAR President Maury O’Hearn participated as a panelist on the Association President Panel alongside leaders from across the region.
