Are the dog days of summer here? I think so.

While people always say to head to the beach to beat the heat, it's been hot even here on LBI. We've been taking the dogs for a short walk early in the morning, and as soon as we get home, they're stretched out on the couch under the ceiling fan. Honestly, I think they're on to something.

Instead of spending the weekend baking in the sun, I decided to join them on the couch for a little binge-watching. My current obsession? Criminal Minds: Evolution. I've always been fascinated by criminology. Sometimes I wonder if I should have studied it instead of real estate!

Of course, there was one other way I noticed everyone else was beating the heat this weekend... ice cream.

Everywhere I drove, the lines seemed to stretch out the door. And yes... I may have contributed to one of those lines myself.

Here are a few of my favorites that are always in the rotation:

🍦 Ship Bottom Ice Cream – Homemade small-batch ice cream with rotating flavors.

🍦 Dippers (Brant Beach) – A neighborhood favorite. I'm completely obsessed with their Death by Chocolate.

🍦 Custard Hut (Brant Beach) – Great frozen custard, plus they serve hard ice cream too.

🍦 Skipper Dipper (Peahala Park) – An LBI institution. If you've ever waited in the line wrapped around the corner, you know it's worth it.

🍦 Kohr Brothers (Beach Haven) – Sometimes all you need is a classic frozen custard in a cone or cup... with sprinkles, of course.

🍦 Woo Hoo (Beach Haven) – Homemade ice cream made with natural ingredients.

🍦 Barry's Do Me A Flavor (Beach Haven) – The perfect place to finish dinner with a sundae, milkshake, or their famous "Pamwich"—two homemade chocolate chip cookies with ice cream sandwiched in between.

I'm convinced calories don't count when it's this hot.

I blinked, and somehow the calendar now says August. I'm still in denial...where did July go?

Saturday was another reminder that the LBI real estate market is still moving. I showed my clients a condo in Beach Haven that had just hit the market earlier in the week. Because it's a rental property, showings were limited to Saturday during turnover. By Sunday afternoon, I received a call that the sellers had multiple offers and were asking for highest and best.

Even with interest rates remaining elevated, well-priced properties on LBI continue to attract serious buyers. It just goes to show that many people still see Long Beach Island real estate as a great lifestyle purchase and a strong long-term investment.

Sunday afternoon was a little less about real estate and a lot more about celebrating. We were invited to a friend's birthday bar crawl that kicked off at The Shell in Beach Haven. I have to admit, it had been quite a while since I'd been there, and I was pleasantly surprised by all the improvements. They added a stage right in the sand for live bands and DJs, creating a fun beach party atmosphere. There was plenty of room to dance, and if dancing isn't your thing, there were lots of tables and lounge chairs where you could relax, soak up the sunshine, and enjoy the music.

Our next stop was The Black Whale, where the air conditioning was a welcome break from the afternoon heat! The staff at both places did a fantastic job taking care of our large group, and everyone was incredibly friendly and accommodating.

I didn't make it to the rest of the bar crawl—I had two pups at home waiting for dinner—but judging by the photos, the celebration continued well into the evening. Honestly, what better way to celebrate a birthday than spending the day with good friends at the Jersey Shore?
