🏠Is the housing market headed for a crash? The short answer is no. The biggest issue last time around was bad lending practices. People were getting approved for loans on homes they couldn't really afford, thus setting them up for failure/foreclosure. That's not what's going on now.

🏠Should you wait to buy a house? The short answer is also no. Firstly, because we can forecast all day but don't TRULY know what the interest rates will look like in the future. Also because rates are still pretty low historically AND you always have the option to refinance later on if/when rates drop again.

🔐Should I sell my home by owner since it's a sellers market? Also no. Because of changing market conditions, it's more important than EVER to seek the guidance of an expert when buying OR selling a home. Just because you think you can get 100k more for your home than you could've last year doesn't mean that's true.

🎉What can I do to be a competitive buyer? Lean on the expertise of your realtor, BE PREAPPROVED, and have realistic expectations. If you love a house, you have to move quickly and present the BEST offer you can.
