Big news for New Jersey real estate—especially for those involved in luxury property transactions. A new law signed on July 1, 2025, brings significant changes to how the Mansion Tax is handled. Whether you're buying or selling, it's essential to understand how this impacts your next move.

🔍 What’s Changing?

Starting July 10, 2025, the Mansion Tax—previously paid by buyers—will now become the responsibility of the seller for homes priced over $1 million. This is in addition to the existing Realty Transfer Fee.

💵 New Seller-Paid Tax Rates (applied to full purchase price):

1% for $1,000,000–$2,000,000

2% for $2,000,000–$2,500,000

2.5% for $2,500,000–$3,000,000

3% for $3,000,000–$3,500,000

3.5% for $3,500,000 and up

🗓️ Effective Date:
Applies to contracts signed on or after July 10, 2025.

📌 Good News – Grandfather Clause:
Contracts executed by July 9, 2025 and recorded by November 15, 2025, are exempt from this change—and refunds may be available for overpayment.
