MARKET REPORT | AUGUST 2026 YEAR-TO-DATE

The Victoria Carter Group is pleased to share the latest real estate market data for South Orange, Maplewood, Montclair, Millburn, New Providence, West Orange, and Verona.

The August year-to-date numbers show continued strength across these seven northern New Jersey communities, but also some notable differences in how individual towns are moving.

• Average sale prices are higher year-over-year in these towns, with particularly strong gains in Maplewood, New Providence, and Millburn.

• Homes are also selling above asking price on average across all seven communities.

• Inventory is more mixed: active listings are down in Maplewood, Verona, and South Orange, while West Orange and Millburn have more homes available than a year ago.

• Days on market vary as well, reinforcing just how local current conditions remain.

There’s something special about a neighborhood where the front porches become the stage 🎶

Maplewood Porchfest returns to the Hilton neighborhood on Sunday, September 6, bringing an afternoon of live music and entertainment to porches throughout the neighborhood.

Families can start the day with the Honk Parade, gathering at the DeHart Community Center at 12 noon before marching to 121 Lexington and heading out into the neighborhood to see the bands.

Maplewood Porchfest is 100% volunteer-run, nonprofit, and commercial-free. Presented by Maplewood Community Music, the event was created locally, and the Hilton neighborhood was chosen for its walkability, layout—and, appropriately, its porches.
