The memorial in Short Hills honors members of our community and the first responders who never made it home. Each ring holds a reminder of a life that mattered, a family forever changed, and someone who is still deeply missed.

After a busy summer, I like the idea of clearing out what’s accumulated, finally tackling a space you’ve been ignoring, and getting the everyday areas of your home working a little better again.

It doesn’t have to mean a major project. Clear the entryway, organize a closet, finish something that’s been sitting on your list, or make a few small changes for fall.

One thing I’ve noticed this year? Buyers are taking a little more time.

A few years ago, buyers often had to make decisions within hours. Today, many have a little more time to compare homes, ask questions, and think through their options.

That doesn’t mean buying is easy. Higher home prices and mortgage rates are still an important part of the conversation.

No two buyers or sellers are in exactly the same position. That’s why I never believe there’s one answer that fits everyone. The best decisions come from understanding your options and looking at the market through the lens of your own goals.

When you’re buying a home, you’re also choosing the streets you’ll walk, the neighbors you’ll meet, and the places you’ll visit every day.

That’s why I always encourage buyers to spend time exploring the neighborhood, not just the house.

Mortgage rates continue to be part of the conversation, but one thing I’ve noticed is that buyers aren’t waiting for the “perfect” rate. They’re asking different questions.

When I work with buyers, we spend just as much time talking about the community as we do the home itself. The best fit isn’t always about square footage or finishes. It’s about finding a place that supports the way you want to live, whether that’s an easier commute, more time outdoors, great local restaurants, or simply feeling connected to your community.

The house matters, but so does everything that surrounds it.

Is it a buyer’s market? That depends on your ZIP code.

Buyers have more choices in many parts of the country right now, while the Northeast continues to move a little differently.

Recent housing data shows that homes here are still moving faster than the national average, and prices have remained stronger than in many other regions. In towns like Millburn and Short Hills, the right home can still get plenty of attention.

For buyers, more options can mean a little more breathing room to find the right fit. For sellers, it means buyers are out there, but they’re paying attention to price, condition, and presentation.

That’s the market I’m seeing right now. More choice, but still plenty of interest when the right home comes along.
